{"id":394258,"date":"2026-04-23T20:11:09","date_gmt":"2026-04-23T20:11:09","guid":{"rendered":"https:\/\/www.newsbeep.com\/nz\/394258\/"},"modified":"2026-04-23T20:11:09","modified_gmt":"2026-04-23T20:11:09","slug":"tauranga-social-housing-twelve-jacaranda-close-units-to-be-demolished-nine-to-be-sold","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/nz\/394258\/","title":{"rendered":"Tauranga social housing: Twelve Jacaranda Close units to be demolished, nine to be sold"},"content":{"rendered":"<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Accessible Properties terminated 11 tenancies on August 18 after testing and an in-depth building survey revealed \u201csignificant damage\u201d to the buildings\u2019 structural integrity.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">The housing provider supported all tenants into other permanent accommodation and covered their moving costs.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Accessible Properties tenancy services general manager Tania Wilson said at the time that it was working through next steps for the properties, which could include remediation, redevelopment or sale of the site.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">In a Thursday statement last week, Wilson said Accessible Properties had decided to demolish its 12-unit complex at Jacaranda Close. <\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cThe properties are not suitable for occupation in their current condition and it\u2019s not financially feasible to upgrade them.\u201d<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Demolition would start in May, she said.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cWe are now working through the other two options for the future of the site \u2013 redevelopment or sale.&#8221;<\/p>\n<p>Nine K\u0101inga Ora homes to be sold <\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">In July, K\u0101inga Ora launched an investigation after Accessible Properties alerted the government agency to \u201cweather-tightness issues\u201d in a home similar to those the agency owned.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">While none of the K\u0101inga Ora tenants reported significant leaks or mould, K\u0101inga Ora offered tenants the option to move in August while it investigated.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">All accepted, and the agency had been <a href=\"https:\/\/www.nzherald.co.nz\/bay-of-plenty-times\/news\/tauranga-kainga-ora-tenants-move-out-as-investigation-launched-for-weathertightness-issues\/RYWDEGEVNNBWLAO2GGKIS5YBAY\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.nzherald.co.nz\/bay-of-plenty-times\/news\/tauranga-kainga-ora-tenants-move-out-as-investigation-launched-for-weathertightness-issues\/RYWDEGEVNNBWLAO2GGKIS5YBAY\/\">considering next steps <\/a>for the homes, which could include remediation, redevelopment or potential divestment.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Information received under the Official Information Act last month from K\u0101inga Ora said it intended to sell the nine homes. <\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">It said K\u0101inga Ora received weather-tightness reports in September, advising that three of the properties were not safe for occupancy.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">The remaining units were habitable but required recladding within six to 12 months and remedial work to interior components.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">In a Wednesday statement this week, K\u0101inga Ora Bay of Plenty regional director Mark Rawson said no remedial work would be done on the homes before the sale. <\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Rawson said it continually reviewed its properties that required redevelopment to ensure they were still \u201cfit for purpose\u201d.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cWe\u2019ve weighed up several options for this site, taking a careful, value-for-money approach.\u201d<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Rawson said several factors informed decisions about whether homes were retained or sold &#8211; age, condition, location and long\u2011term redevelopment potential were key considerations.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cThrough this feasibility work, it became clear that addressing the leaking building issues would not represent value for money.\u201d<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">The decision to sell was made late last year, he said.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">The site was subject to Right of First Refusal (RFR) requirements under Treaty settlement obligations, Rawson said.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">He said Ng\u0101ti Ranginui had now confirmed they would not be exercising their RFR over Jacaranda Close.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cWith the RFR process now concluded, we are reassessing the next steps of the sale process.\u201d<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">Rawson said proceeds from the sale would be reinvested in K\u0101inga Ora\u2019s public housing portfolio.<\/p>\n<p class=\"npuzLaxKHxgCDhG\" style=\"display:none\">\u201cIt\u2019s important to note that we are not reducing the number of K\u0101inga Ora homes.
