Photo \/ Supplied<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">First off the block was a sad-looking, three-bedroom home in M\u0101ngere East touted as being located in a \u201cpopular street\u201d and close to amenities.<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">Smith pleaded with the reticent crowd for an opening bid, suggesting $700,000 might suffice.<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">After an age, a man at the rear chimed in with a more modest $50,000 offer. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">\u201cNo,\u201d Smith replied.<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">Someone else then bid $600,000 and we were away. However, he appeared to be the only interested party. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">Smith paused the auction for \u201cnegotiation\u201d. Staff held whispered conversations with the man, then scurried to another room to seek instructions from the bank. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">Thanks to prolonged prodding, the man eventually lifted his offer to $910,000, at which point Smith announced, \u201cWe\u2019re on the market\u201d. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">After a hopeless search for another potential bidder, the hammer fell &#8211; selling for $30,000 above CV. <\/p>\n<p><img  alt=\" A McKean Ave property in Manurewa which sold for $863,000 during a mortgagee auction at Barfoot &amp; Thompson. Photo \/ Supplied<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">The next property was a 156sq m \u201cbrick beauty\u201d in Manurewa, which Smith described as a \u201cbit of a charmer indeed\u201d. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">It had resource consent for two new dwellings and was located on McKean Ave.<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">\u201cWho is McKean to buy it?\u201d Smith quipped. But after a couple of bids in the early $500,000s, the room again fell silent. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">\u201cEveryone\u2019s trying as hard as they can today to not buy a house,\u201d Smith observed. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">But a frenetic bidding war then erupted as multiple interested parties traded about 50 quick-fire counter bids. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">At one point, Smith took an agent\u2019s phone to converse directly with a phone bidder. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">\u201cNo, we\u2019re not dealing with a private owner, we\u2019re dealing with a bank,\u201d Smith informed the potential buyer.<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">The price surged to $863,000 at which point an excited Smith \u2013 who sounded like he was calling the New Zealand Cup at Riccarton \u2013 warned he was about to sell. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">\u201cDone. Stumps. Photo \/ Supplied<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">The third lot was a \u201cfantastic\u201d brick-and-tile home on a 502 sq m section in Otahuhu, within walking distance of the waterfront boulevard and town centre. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">Bidding started at $500,000 but quickly climbed to $760,000, when Smith told the bidder, \u201cIt\u2019s your lucky day, we\u2019re on the market\u201d. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">The property went to another phone bidder for $767,000 \u2013 more than $100,000 below CV. <\/p>\n<p><img  alt=\" A Newham Place, Henderson &quot;family home&quot; which failed to sell and was passed in during a mortgagee auction this week. It had previously been listed with an asking price of $819,000 \u2013 $91,000 below its CV. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">Bidding again started at $500,000. A woman with gigantic glasses that obscured half her face took the price up to $750,000 before Smith paused the auction and tried to work his magic. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">But the woman\u2019s interest had waned and there were no further bids.<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">\u201cWe are passing in,\u201d Smith announced. <\/p>\n<p><img  alt=\" This property in Raleigh Rd, Northcote, was forcibly sold by the Auckland Council on Wednesday because of an unpaid rates bill of nearly $220,000.\" class=\"article-media__image responsively-lazy\" data-test-ui=\"article-media__image\"\/> This property in Raleigh Rd, Northcote, was forcibly sold by the Auckland Council on Wednesday because of an unpaid rates bill of nearly $220,000.<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">The curious case of 4\/70 Raleigh Rd in Northcote was next off the blocks. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">The Auckland Council went to the High Court to sell the run-down three-level townhouse after the property racked up $230,000 in unpaid rates. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">The owner, Choi Wu, couldn\u2019t be located and is believed to have travelled overseas. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">Smith said <a href=\"https:\/\/www.nzherald.co.nz\/nz\/auckland\/auckland-council-lists-north-shore-home-for-forced-sale-over-220k-rates-bill\/premium\/YZVYQGY77VBZZOQ6SCMXUVMWKA\/\" rel=\"nofollow noopener\" title=\"https:\/\/www.nzherald.co.nz\/nz\/auckland\/auckland-council-lists-north-shore-home-for-forced-sale-over-220k-rates-bill\/premium\/YZVYQGY77VBZZOQ6SCMXUVMWKA\/\" target=\"_blank\">the property was in \u201cpoor condition\u201d<\/a> and required a full renovation to bring it up to standard.<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">\u201cThe property is unsecured. We can\u2019t guarantee anything in terms of the condition of the property. So you\u2019re buying strictly on an \u2018as is\u2019 basis.\u201d<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">After an opening bid of just $100,000, prospective buyers traded frantic bids over the next 30 minutes.<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">A man with \u201csweet as\u201d emblazoned on his top took instructions from someone over the phone. A businessman who had missed out on an earlier property was also in the running. The other contender was a phone bidder.<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">\u201cYou can\u2019t stop on a rounded number,\u201d Smith told a potential buyer when bidding paused at about $450,000. \u201cYou\u2019ll get smoked every time.\u201d<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">The property went \u201con the market\u201d at $575,000 before selling to the phone bidder for $610,000 \u2013 more than $400,000 below CV. <\/p>\n<p><img  alt=\" A McCrae Way, New Lynn apartment which went under the hammer this week as a mortgagee sale. Photo \/ Supplied<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">The final property was a 69sq m, two-bedroom apartment in New Lynn\u2019s Merchant Quarter complex. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">Smith warned the tiny apartment was not for the risk-averse.<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">There were outstanding body corp fees and weathertightness issues that had \u201cnot been remediated\u201d. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">Repair work to the building was \u201cunscoped and unquantified\u201d. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">Despite these risks, a young man at the rear of the room offered a $50,000 bid before an older gentleman at the front chimed in with $60,000. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">It emerged the younger man was the older man\u2019s son. He told Smith, \u201cI just wanted to get the ball rolling.\u201d <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">The property &#8211; warts and all &#8211; went on the market at $105,000 before selling for just $136,000 to the older buyer &#8211; more than $100,000 below CV. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">Two hours had gone since the auction began. If any of the distressed owners were in the room, they did not make a fuss and remained silent as their properties were lost forever. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">The homes were no longer theirs. The banks had secured their investments and the buyers had landed their bargains. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">\u201cThat concludes our Barfoot &amp; Thompson auction,\u201d a weary Smith told the thinning crowd. <\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">\u201cHave a nice day.\u201d <\/p>\n<p>\u2018Psychological blow\u2019<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">Financial mentor David Verry is a former banker who now works with those facing financial hardship.<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">He told the Herald losing a home through a mortgagee sale would be \u201cabsolutely devastating\u201d for the owners.<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">The distressing situation would be a huge psychological blow, which could drive some desperate people to consider suicide, he said.<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">\u201cIt would not be unusual for someone in that situation. It is awfully tragic.\u201d<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">Verry said while some of his current clients were at risk of mortgagee sales, he expected mortgage stress to worsen as interest rates headed north.<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">The severity would depend on how quickly interest rates ramped up, \u201cand more to the point, how far does it go\u201d.<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">Those who had taken out large mortgages before the housing market peaked could be hardest hit, Verry said.<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">Many would have lost equity as prices dipped in recent years, or be in negative equity situations.<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">Homeowners could find themselves in financial trouble as a result of a relationship break-up, or other unforeseen events such as redundancy or illness.<\/p>\n<p class=\"wrLLDwyWye\" style=\"display:none\">Verry said mortgagee sales were very much a last resort for banks.
