{"id":476704,"date":"2026-06-14T10:31:22","date_gmt":"2026-06-14T10:31:22","guid":{"rendered":"https:\/\/www.newsbeep.com\/nz\/476704\/"},"modified":"2026-06-14T10:31:22","modified_gmt":"2026-06-14T10:31:22","slug":"sydney-home-prices-fall-by-over-150k-in-some-areas-as-interest-rate-hikes-hit-buyers","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/nz\/476704\/","title":{"rendered":"Sydney home prices fall by over $150k in some areas as interest rate hikes hit buyers"},"content":{"rendered":"<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Sydney home prices have crashed back to earth after years of runaway growth as a nascent downturn rips through coastal areas and some of the city\u2019s inner- and middle-ring suburbs.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Analysis of exclusive PropTrack figures revealed median home values in many Sydney suburbs are now more than 10 per cent below their 2025 levels, with most falls concentrated about 15km from the CBD.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">These drops shaved more than $150,000 off the median value of homes in some areas, the data showed.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">The bulk of these falls occurred in the three months after this year\u2019s first interest rate hike in February.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Another acceleration point in the pace of falls occurred after leaks from Treasury in April revealed negative gearing and capital gains tax would be reformed in the May federal budget.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">MORE: <a href=\"https:\/\/www.realestate.com.au\/news\/property-investor-spending-slows-ahead-of-looming-tax-changes\/?campaignType=external&amp;campaignChannel=syndication&amp;campaignName=ncacont&amp;campaignContent=&amp;campaignSource=daily_telegraph&amp;campaignPlacement=article\" target=\"_blank\" rel=\"noopener nofollow\">Once booming suburbs investors are now fleeing<\/a><\/p>\n<p><img fetchpriority=\"high\" class=\"styles__StyledImage-sc-17n6uwl-1 hlcJVa size-full wp-post-1136287 wp-image-1136278\" loading=\"eager\" decoding=\"async\" aria-describedby=\"caption-attachment-1136278\" data-capiid=\"d7fd1ffd093db1fa6ce4592dc1d0412a\" width=\"1280\" height=\"720\" src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot; viewBox=&quot;0 0 1280 720&quot;%3E%3C\/svg%3E\"  alt=\"\"\/><\/p>\n<p id=\"caption-attachment-1136278\" class=\"wp-caption-text\">A unit in this building on Culworth Ave in Killara recently sold for $980,000, which was below the $989,000 price paid by the vendors.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Suburbs in the Parramatta areas such as Rydalmere and Dundas recorded some of the sharpest annual drops, with unit values declining by an average of nearly 20 per cent.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Similar falls were recorded for units in upper north shore suburbs Turramurra and Killara.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Other notable falls were recorded in Parramatta, Crows Nest, Mosman, Hunters Hill, Bellevue Hill, Surry Hills, Bronte, Bexley, Rozelle and Milsons Point, among other areas.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Falls across Greater Sydney as a whole were smaller: the value of the typical city dwelling has dropped by about $15,000 since February and remains 2 per cent higher than at this time last year.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Auctioneer Clarence White, the director of auction group Menck White, attributed the recent falls to a steep decline in buyer demand, especially for higher priced homes.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cPeople\u2019s borrowing power has taken a huge hit because of interest rate hikes,\u201d he said. \u201cSomeone who could have bought for $2m last year often can\u2019t anymore.\u201d<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">MORE: <a href=\"https:\/\/www.realestate.com.au\/news\/negative-gearing-changes-to-cost-investors-65k-a-year-and-create-rental-crisis\/?campaignType=external&amp;campaignChannel=syndication&amp;campaignName=ncacont&amp;campaignContent=&amp;campaignSource=daily_telegraph&amp;campaignPlacement=article\" rel=\"nofollow noopener\" target=\"_blank\">Investors to pay $65k a year in tax bombshell<\/a><\/p>\n<p><img class=\"styles__StyledImage-sc-17n6uwl-1 hlcJVa size-full wp-post-1136287 wp-image-1136280\" loading=\"eager\" decoding=\"async\" aria-describedby=\"caption-attachment-1136280\" data-capiid=\"6ee8101dbc6e11780e8c89dc416e46b7\" width=\"1280\" height=\"720\" src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot; Picture: Sam Ruttyn<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Kent Lardner, the lead analyst at research group FoundIt, said the kind of falls being seen across more affluent Sydney suburbs were typical of the start of a downturn.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">This pattern, seen in previous market downturns, typically saw home prices fall first in higher-priced suburbs before rippling into other parts of the market.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cThe only market still growing is the bottom 25 per cent (for pricing). More buyers are being pushed into this market because of rising interest rates,\u201d Mr Lardner said.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Recent tax reforms, including the replacement of a previous capital gains tax discount with an indexation system and negative gearing being restricted to new-builds, were adding extra uncertainty for buyers, Mr Lardner said.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">Ray White chief economist Nerida Conisbee said the current downturn may soon become more widespread and not be restricted to pricier inner- and middle-ring suburbs.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">MORE: <a href=\"https:\/\/www.realestate.com.au\/news\/investor-with-380-homes-warns-of-price-surge-at-bottom-of-market\/?campaignType=external&amp;campaignChannel=syndication&amp;campaignName=ncacont&amp;campaignContent=&amp;campaignSource=daily_telegraph&amp;campaignPlacement=article\" rel=\"nofollow noopener\" target=\"_blank\">300k more: Albo migration boom smashes Aus<\/a><\/p>\n<p><img class=\"styles__StyledImage-sc-17n6uwl-1 hlcJVa size-full wp-post-1136287 wp-image-1136284\" loading=\"eager\" decoding=\"async\" aria-describedby=\"caption-attachment-1136284\" data-capiid=\"aeaa528ed54e1760df5de0fd009e2cff\" width=\"1280\" height=\"720\" src=\"data:image\/svg+xml,%3Csvg xmlns=&quot;http:\/\/www.w3.org\/2000\/svg&quot; viewBox=&quot;0 0 1280 720&quot;%3E%3C\/svg%3E\"  alt=\"\"\/><\/p>\n<p id=\"caption-attachment-1136284\" class=\"wp-caption-text\">A unit in this Allesgrove Cres building in North Ryde sold in May for $748,300, which was below the $899,000 it traded for in 2015.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cAs investors pull back, pressure is likely to build in cheaper, more investor-exposed markets, where year-on-year falls could ultimately be larger,\u201d Ms Conisbee said.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">War in the Middle East was likely a contributing factor to recent falls because it pushed consumer sentiment to its lowest level ever recorded, Ms Conisbee said.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cA small change in interest rates has a much larger dollar impact in Sydney than it does in cheaper markets, making affordability constraints bite quickly.<\/p>\n<p class=\"Text__Typography-sc-1103tao-0 bjGYxJ StyledP-sc-cebixd-0 bzEerj\">\u201cBut confidence is just as important.
