Americans are grabbing their passports and fleeing the country in<\/a> hopes of leaving the nation\u2019s problems<\/a> behind. And more are flocking to the picturesque country of New Zealand, famous for its landscapes that served as the backdrop for Lord of the Rings and Avatar. Home prices in the nation are falling, making way for potential bargains\u2014but only the wealthiest foreigners can afford<\/a> to move there.\u00a0<\/p>\n

New Zealand home prices fell for the third straight month in June, nearly hitting a three-year low. Home prices slipped 0.2% in June after falling a revised 0.3% in May, according to property consultancy Cotality\u2019s Home Value Index. And values are now down 0.8% over the past three months, reaching their lowest level since July 2023.\u00a0<\/p>\n

For Americans dreaming of an overseas escape, falling home prices might make New Zealand look more attainable than it has in years.\u00a0<\/p>\n

But the cooling market doesn\u2019t mean it\u2019s suddenly open season for foreign buyers. Interested American (and any non-native) buyers will have to cough up $3 million to qualify for homeownership.<\/p>\n

Americans are flocking from the U.S. at a record, mirroring the Great Depression\u00a0<\/p>\n

New Zealand has become a hotspot for Americans looking to escape from their country\u2019s problems.\u00a0<\/p>\n

In 2025, the U.S. recorded a net negative migration of between 10,000 and 295,000, according to The Brookings Institution. America hasn\u2019t faced negative net migration in the U.S. since the Great Depression<\/a>, nearly a century ago.<\/p>\n

Immigration crackdowns, high cost-of-living, economic uncertainty, and a volatile political climate are pushing more to look overseas. Right after President Trump won his second term in 2024, the search \u201cMove to New Zealand\u201d was even trending on Google<\/a>. Now, more and more Americans are eyeing up new lives south of the equator.\u00a0<\/p>\n

New Zealand has received a surge in interest from foreign investors since expanding its rules for migrants. Applications for New Zealand\u2019s Active Investor<\/a> Plus \u201cgolden visa\u201d program have surged several times over since eligibility requirements were loosened last year. And Americans account for the largest share of applicants; between April 1 last year and June 11 2026, the United States submitted 252 applications representing 766 people looking to move to New Zealand.\u00a0<\/p>\n

However, strict immigration rules, the country\u2019s geographic isolation, and the steep costs of relocating mean only wealthy Americans can realistically make the move.<\/p>\n

It takes $3 million for Americans to buy a home in New Zealand<\/p>\n

New Zealand\u2019s previous regulations required that foreign homebuyers live in the country for six months before they were even allowed to consider purchasing property. Many wealthy clientele were turned off by the rule, which all but eliminated the prospect of buying a vacation home. But now the scenic country is courting foreign investors to help revive its struggling economy.<\/p>\n

Earlier last year, New Zealand relaxed its requirements around the \u201cgolden visa,\u201d which allows foreigners to become permanent residents by investing in the country. And the rare opportunity comes with a steep cost; applicants must invest at least five million New Zealand dollars (around $3 million) over the span of three years, or put forth $5.7 million over five years.\u00a0<\/p>\n

Those who make the cut have a chance at owning their own property\u2014which the country has historically barred most non-resident buyers from doing.\u00a0<\/p>\n

Golden visa holders already investing in the country will now be able to buy one home worth at least $3 million. However, not every scenic estate is up for grabs.\u00a0<\/p>\n

Home purchases in rural, farm, and sensitive New Zealand lands will still need additional approval from the Overseas Investment Office.\u00a0<\/p>\n

Prime Minister Christopher Luxon reasoned that the policy change will attract wealthy foreigners to the country, while limiting the number of homes they can snatch up, thanks to the eye-watering price tag. And it\u2019s not something most could afford\u2014the average American makes only $64,505 a year, with just $62,410 sitting in<\/a> the bank.
