They\u2019re out there with a little bit of a backyard, close to schools and amenities.<\/p>\n<p class=\"bcxzNmxesLZ\" style=\"display:none\">\u201cThey need to be close to work; they want to be close to the beach. That\u2019s why P\u0101p\u0101moa is such a burgeoning area.\u201d<\/p>\n<p class=\"bcxzNmxesLZ\" style=\"display:none\">However, he said he felt \u201cconfident\u201d <a href=\"https:\/\/www.nzherald.co.nz\/bay-of-plenty-times\/news\/civic-precinct-and-new-courthouse-drive-tauranga-cbds-half-a-billion-dollar-transformation\/Z2ONPSIA55HODFVTNMDGFK6NSM\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.nzherald.co.nz\/bay-of-plenty-times\/news\/civic-precinct-and-new-courthouse-drive-tauranga-cbds-half-a-billion-dollar-transformation\/Z2ONPSIA55HODFVTNMDGFK6NSM\/\">Tauranga CBD <\/a>would become a popular location.<\/p>\n<p class=\"bcxzNmxesLZ\" style=\"display:none\">Pasley said interest was growing slowly.<\/p>\n<p class=\"bcxzNmxesLZ\" style=\"display:none\">\u201cI think in about another two to five years\u2019 time, when there\u2019s a lot more new builds, I think [Tauranga CBD\u2019s] attraction will increase.\u201d<\/p>\n<p>Tauranga CBD projects underway<\/p>\n<p class=\"bcxzNmxesLZ\" style=\"display:none\">Building projects costing $672m were under construction in Tauranga\u2019s CBD.<\/p>\n<p class=\"bcxzNmxesLZ\" style=\"display:none\">These include parts of Tauranga City Council\u2019s $306m Te Manawataki o Te Papa civic precinct, the <a href=\"https:\/\/www.nzherald.co.nz\/bay-of-plenty-times\/news\/tauranga-courthouse-redevelopment-more-courtrooms-safer-spaces-for-victims\/MP3NV74PU5AIRMOWDQNTAMB3SM\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.nzherald.co.nz\/bay-of-plenty-times\/news\/tauranga-courthouse-redevelopment-more-courtrooms-safer-spaces-for-victims\/MP3NV74PU5AIRMOWDQNTAMB3SM\/\">$206m Tauranga courthouse<\/a>, an $80m office building at 2 Devonport Rd and the $80m Panorama Towers development.<\/p>\n<p class=\"bcxzNmxesLZ\" style=\"display:none\">The Te Manawataki o Te Papa library and community hub was expected to open on October 15. The museum and civic whare were planned for mid-2028.<\/p>\n<p class=\"bcxzNmxesLZ\" style=\"display:none\">Tauranga City Council head of community hubs, arts, heritage and events Gareth Wallis told the Bay of Plenty Times the precinct would <a href=\"https:\/\/www.nzherald.co.nz\/bay-of-plenty-times\/news\/civic-precinct-and-new-courthouse-drive-tauranga-cbds-half-a-billion-dollar-transformation\/Z2ONPSIA55HODFVTNMDGFK6NSM\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.nzherald.co.nz\/bay-of-plenty-times\/news\/civic-precinct-and-new-courthouse-drive-tauranga-cbds-half-a-billion-dollar-transformation\/Z2ONPSIA55HODFVTNMDGFK6NSM\/\">attract about 5500 visitors a day<\/a>.<\/p>\n<p class=\"bcxzNmxesLZ\" style=\"display:none\">The new Tauranga High and District Court complex was expected to be operational in late 2028.<\/p>\n<p class=\"bcxzNmxesLZ\" style=\"display:none\">Two developments were planned for delivery by year\u2019s end: the $80m seven-storey office building \u2013 <a href=\"https:\/\/www.nzherald.co.nz\/bay-of-plenty-times\/news\/tauranga-cbd-seven-storey-office-building-at-2-devonport-rd-to-be-built-by-year-end\/premium\/7AWYSQKI5JEQZMH3NBXUJM2BAM\/\" target=\"_self\" rel=\"nofollow noopener\" title=\"https:\/\/www.nzherald.co.nz\/bay-of-plenty-times\/news\/tauranga-cbd-seven-storey-office-building-at-2-devonport-rd-to-be-built-by-year-end\/premium\/7AWYSQKI5JEQZMH3NBXUJM2BAM\/\">with Craigs Investment Partners<\/a> as the anchor tenant \u2013 at 2 Devonport Rd and Asclepius Surgical, in the $80m Panorama Towers building on Hamilton St.<\/p>\n<p class=\"bcxzNmxesLZ\" style=\"display:none\"><a href=\"https:\/\/www.nzherald.co.nz\/bay-of-plenty-times\/author\/bijou--johnson\/\" rel=\"nofollow noopener\" target=\"_blank\">Bijou Johnson<\/a> is a multimedia journalist based in Bay of Plenty.
