{"id":615028,"date":"2026-09-29T05:32:12","date_gmt":"2026-09-29T05:32:12","guid":{"rendered":"https:\/\/www.newsbeep.com\/nz\/615028\/"},"modified":"2026-09-29T05:32:12","modified_gmt":"2026-09-29T05:32:12","slug":"anz-nzs-economists-see-a-nationwide-housing-market-slowdown","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/nz\/615028\/","title":{"rendered":"ANZ NZ&#8217;s economists see a nationwide housing market slowdown"},"content":{"rendered":"<p>ANZ New Zealand&#8217;s economists have warned a housing market slowdown is emerging as buyer demand fades.<\/p>\n<p>&#8220;Buyer demand has faded as the year has progressed, with sales volumes trending down across all regions and average nationwide house prices now inching lower,&#8221; the bank&#8217;s economists say in their latest Property Focus report.<\/p>\n<p>They point the finger at rising interest rates as the main culprit, although election uncertainty and broader economic factors have also contributed, the report says. ANZ NZ is the country&#8217;s biggest housing lender, with total loans of nearly $118 billion as of June 30.<\/p>\n<p>The ANZ economists are expecting interest rates to keep rising.<\/p>\n<p>&#8220;Renewed global inflation pressures are now adding to the pressure [on the Reserve Bank] to hike [the Official Cash Rate],&#8221; the report says.<\/p>\n<p>&#8220;We expect the Reserve Bank to deliver three more 25 basis point hikes, <a href=\"https:\/\/www.interest.co.nz\/economy\/140345\/anz-nz-economists-now-expect-reserve-bank-increase-ocr-350-rather-3\" target=\"_blank\" rel=\"nofollow noopener\">taking the OCR to 3.5%<\/a>,&#8221; it says.<\/p>\n<p>The report says the biggest change in the housing market this year has been a reduction in buyer activity.<\/p>\n<p>&#8220;The clearest shift in the housing market this year has been falling sales volumes, showing buyers have steadily stepped back as the year has gone on,&#8221; it says.<\/p>\n<p>&#8220;Declines have occurred across all regions of New Zealand.&#8221;<\/p>\n<p>The report says that although house price movements have stayed close to flat, there are signs the reduction in demand from buyers is starting to affect prices.<\/p>\n<p>&#8220;Average nationwide house prices are falling at a rate of roughly 0.5% per quarter,&#8221; the report says.<\/p>\n<p>&#8220;We expect that further small declines from here will put average nationwide prices at the end of 2026 around 1% lower than they started the year.&#8221;<\/p>\n<p>The report also says that other indicators suggest some market weakness.<\/p>\n<p>&#8220;Inventories of unsold stock on the market have been rising across most regions,&#8221; it says.<\/p>\n<p>&#8220;Days to sell have lengthened after a long period of stability.<\/p>\n<p>&#8220;Likewise, the seasonally adjusted auction clearance rate suggests flat or slightly falling prices in the near term,&#8221; the report says.<\/p>\n","protected":false},"excerpt":{"rendered":"ANZ New Zealand&#8217;s economists have warned a housing market slowdown is emerging as buyer demand fades. &#8220;Buyer demand&hellip;\n","protected":false},"author":2,"featured_media":615029,"comment_status":"","ping_status":"","sticky":false,"template":"","format":"standard","meta":{"footnotes":""},"categories":[11],"tags":[138,219,111,139,69],"class_list":["post-615028","post","type-post","status-publish","format-standard","has-post-thumbnail","category-economy","tag-business","tag-economy","tag-new-zealand","tag-newzealand","tag-nz"],"_links":{"self":[{"href":"https:\/\/www.newsbeep.com\/nz\/wp-json\/wp\/v2\/posts\/615028","targetHints":{"allow":["GET"]}}],"collection":[{"href":"https:\/\/www.newsbeep.com\/nz\/wp-json\/wp\/v2\/posts"}],"about":[{"href":"https:\/\/www.newsbeep.com\/nz\/wp-json\/wp\/v2\/types\/post"}],"author":[{"embeddable":true,"href":"https:\/\/www.newsbeep.com\/nz\/wp-json\/wp\/v2\/users\/2"}],"replies":[{"embeddable":true,"href":"https:\/\/www.newsbeep.com\/nz\/wp-json\/wp\/v2\/comments?post=615028"}],"version-history":[{"count":0,"href":"https:\/\/www.newsbeep.com\/nz\/wp-json\/wp\/v2\/posts\/615028\/revisions"}],"wp:featuredmedia":[{"embeddable":true,"href":"https:\/\/www.newsbeep.com\/nz\/wp-json\/wp\/v2\/media\/615029"}],"wp:attachment":[{"href":"https:\/\/www.newsbeep.com\/nz\/wp-json\/wp\/v2\/media?parent=615028"}],"wp:term":[{"taxonomy":"category","embeddable":true,"href":"https:\/\/www.newsbeep.com\/nz\/wp-json\/wp\/v2\/categories?post=615028"},{"taxonomy":"post_tag","embeddable":true,"href":"https:\/\/www.newsbeep.com\/nz\/wp-json\/wp\/v2\/tags?post=615028"}],"curies":[{"name":"wp","href":"https:\/\/api.w.org\/{rel}","templated":true}]}}
