The homes would be located on the site of Highfield House, on Wells Road, which was previously used by the sixth form college for the former Fakenham Academy.

The school shut down in 2017 and has since relocated to the nearby Fakenham High School on Field Lane.

Although the building has been vacant ever since, plans were put in place earlier this year to convert the site into six properties as well as build 20 more homes.

Concerns were raised by Norfolk County Council regarding flood risk

However, objections were raised by Norfolk County Council due to a lack of supporting information regarding the local flood risk as well as impacts from the development that could have an adverse effect.

The council, acting as the Lead Local Flood Authority, added that the surface water drainage strategy approach was “not acceptable” at full planning stage and that a confirmed one needed to be provided.

A statement on behalf of applicants M&D Developments said the risk of flooding to the site has been “adequately considered” and that the development “does not pose an unacceptable flood risk.”

It also said that excess water would be directed away from vulnerable buildings and infrastructure and that the surface water drainage of the site would be carried out in a sustainable way.

A mixture of terraced, semi-detached and detached two, three and four-bedroom houses are planned for the development.

In a planning statement, the applicants confirmed that other facilities at the site, including the ATC Hall and the Duke of Lancaster Academy, will not be affected by the proposal.

The statement added that the development “will provide a range of housing to meet the needs of different groups within the local community”.

A decision on the application will be made by North Norfolk District Council at a later date.
