800 Harrogate Road, at Greengates Crossroads, has been put out to let with commercial property consultants, Henry Micklethwaite.
The property is described as occupying a “prominent location” at the major crossroads, which connects Bradford and Leeds and underwent a huge £14 million transformation that was completed in the summer of 2022.

Hundreds of commuters use this key route every day.
Other nearby occupiers include Greggs, Farmfoods and Sainsburys.
Henry Michlethwaite said: “The property is available on a new full repairing and insuring lease for a term of years to be agreed in multiples of five with five yearly upward only rent reviews.”

That rent is advertised as £45,000 per year with rates of £19,250.
The building has a basement, ground-floor café and office/storage space on the first floor.
The ground floor measures 135.5 square metres, which includes a kitchen – 20.9sqm – and toilets, with the first floor slightly larger at 151.4sqm and 41.8sqm of space in the basement.
It was occupied by Costa until it shut for good on Sunday, December 21 last year.
A sign attached to the inside of the door of the store said: “This store will permanently close at 4pm on Sunday, December 21st.”
The note said Costa “looks forward” to welcoming customers to its two branches in Shipley and its Guiseley store.

One customer turned up to the shop the following day for a “Christmas coffee only to be met with builders”.
A “to let” sign had already gone up on the exterior of the building.
Michael Frazer, secretary of the Greengates and Apperley Bridge Community Group, said at the time that signage had been taken down outside and inside the building and there were “no new tenants yet.”
He added: “We in the Greengates and Apperley Bridge community are sad to see the closure of Costa Coffee because it means local people have lost their jobs – and we hope they can be relocated.
“It was in a great location at Greengates crossroads and our community volunteers used to meet there regularly.
“We also have mixed feelings because we have some fantastic independent cafes which are thriving.”
The property has a “C” energy rating, with its energy performance certificate lasting until April 29, 2031.
