Findings revealed that the average asking rent per calendar month in Poole from December 2025, was £1,905.
This is a 9.1 per cent increase from that in the previous year where rental prices in the area averaged £1,746.

According to the report, Poole is the only south west location in a top ten list of ‘rental hotspots’ otherwise dominated by areas such as Hulme and Altrincham in Greater Manchester, Harrogate and Huddersfield in Yorkshire, and Maidenhead and Bracknell in Berkshire.
James Murphy, marketing manager at Martin & Co estate and letting agents, said: “The top end of the rental market is being shaped by ‘strategic renters’, high-net-worth individuals who prioritise liquidity and agility over traditional ownership.
“By renting, they bypass the fiscal and time frictions of buying, while retaining the freedom to move as their lifestyle or work dictates.
“As the costs and obligations surrounding property ownership become ever more significant, particularly for those holding homes short term or purchasing second properties, luxury rental is becoming an increasingly attractive alternative.
‘Lifestyle scouting’ is also a key factor.
“Many clients use these top-tier residences to ‘test-drive’ the local coastal lifestyle, ensuring the location meets their expectations before committing to a long-term purchase”.

Poole is now an extremely lucrative location for landlords as the same report revealed landlord rental yields across the south west had risen to 6.0 per cent.
This is a 0.2 per cent increase from the previous year.

Steve Ballam, director at Martin & Co estate and letting agent in Poole, said: “We are seeing strong interest in large, high-quality rental homes across Poole, particularly in prime areas such as Branksome Park, Sandbanks and Canford Cliffs.
“In recent months, we have let multiple luxury properties in BH13 and BH14 at over £5,000 per month, highlighting both the consistency and scale of the market for premium homes.
“What stands out is the shift in tenant priorities.
“Clients are increasingly focused on space, privacy, and high specification, seeking properties that deliver a premium lifestyle rather than simply a place to live.
“This is redefining how luxury homes are occupied and experienced across Dorset’s most sought-after postcodes.”
