The proposals, lodged by Synergy Care Build, would involve the demolition of the former Ceramic Tile Distributors industrial units in Fakenham.

The showroom and storage buildings on Holt Road would be replaced with the three-storey facility.

Initial concerns were raised about the building being “too large” and “too dominant” for the location.

Now there are objections regarding the development resulting in the loss of a number of commercial units.

A statement from North Norfolk District Council’s economic growth team added: “Whilst these are currently vacant, the site is identified as an Employment Area and is therefore not considered to be suitable for housing”.

The council, acting as the Lead Local Flood Authority (LLFA), also said there was an absence of supporting information relating to local flood risk to the development.

Up to 23 parking spaces have also been earmarked for the home. although there were concerns by highways that there would be “a parking shortfall”.

The new building would run along the length of the site, near the former Great Eastern Rail line.

A south-facing garden for residents will also be included at the back of the new home.

A design and access statement said the development would support “higher dependency” elderly residents, including those who require nursing and dementia care.

The statement added that the home would “generate employment opportunities through staffing requirements and care provision roles” and that the parking was “sufficient for a care home this size”.

It continued: “This site is a highly sustainable one located within the designated urban area of Fakenham close to the town centre and a wide range of facilities and services.

“[The proposal would] cause no harm to the amenity of neighbours and create a good standard of amenity for future residents”.

A decision on the application is due to be made by North Norfolk District Council at a later date.
