A historic cottage outside Gloucester, which is set by a fishing lake, is set to go under the hammer with a £45,000 price tag.

The reason the Grade II-listed two-bedroom cottage in Gloucester is set to be auctioned for such a low amount, is as the building is in need of a fair amount of tender loving care.

According to auctioneers, the detached School Lodge on Matson Lane is in need of full renovation however it has ‘outstanding’ potential to become a characterful home.

Originally the entrance lodge to the 16th-century Matson House, it took its name from when the estate served as Selwyn School for Girls from 1958 to 1997.

The house is set within the former school grounds and framed by period boundary walls and gardens. It will appear in the next live-streamed sale held by SDL Property Auctions, part of Eddisons, on 25 September.
