Miami Design Residences

London studio David Chipperfield Architects has designed a skyscraper in Miami clad in fluted ceramic columns that will be “the very first residential offering” in the city’s Design District.

Located at 39 NE 39th Street, the Miami Design Residences tower will span 26 storeys across “nearly” 2 acres and contain 143 “impeccably crafted” condominiums, along with levels dedicated to a luxury hotel, according to the development team.

Renderings show a tower made up of two main volumes. The entirety of the building is wrapped in terraces, while white-coloured ceramic columns run up its length.

The crown and lobby of the building are pictured as double-height floors, while planters are distributed around the terraces.

According to the team, its design will “reflect Miami’s distinct light”.

“[The design] is guided by David Chipperfield Architects’ signature architectural clarity and expressed through bespoke ceramic exterior columns designed to capture and reflect Miami’s distinct light,” said the team.

The interiors will contain custom cabinetry and other details that will “embody Miami Design District’s forward-thinking spirit”, according to the team.

Renders also show a brass-coloured entrance pavilion and window mullions.

The project is being developed by local firm Fort Partners, equity firm Raycliff Capital, local organisation Miami Design District Associates and global investment firm Constellation Hotels Holding.

“Miami’s Design District, the city’s most vibrant, avant-garde neighborhood, will soon receive its very first residential development,” said the team.

It is “currently underway” in the city and marks David Chipperfield’s first residential project in Florida. The British architect won the esteemed Pritzker Architecture Prize in 2023.

It joins a number of other projects in the developing Design District, which has become a hub for retail and cultural projects. This includes a retail development by Kengo Kuma, while stores for Bvlgari and  Cartier have recently opened.

Several residential skyscrapers are also under construction in Miami, including the city’s first supertall skyscraper and an Arquitectonica tower with a “solar backbone”.
