Paisley<\/a> into a new indoor golf simulator and practice facility have been unveiled.<\/p>\nTee Time Fitness has submitted an application for planning permission for the site at Nethercommon Industrial Estate in Inchinnan Road to Renfrewshire Council.<\/p>\n
If given the green light, it will be known as Pin Perfect Golf and feature three simulator bays, a putting and chipping practice area, reception and changing space.<\/p>\n
It would operate daily from 10am until 10pm and initially employ two staff who would be supported by the managing director.<\/p>\n
A planning statement said: “The proposed use will establish an indoor golf simulator and practice facility known as Pin Perfect Golf.<\/p>\n
“The proposed development involves an internal fit-out only, with no external building alterations apart from one modest external sign to identify the facility.<\/p>\n
“The development is expected to generate only a modest increase in vehicle movements.<\/p>\n
“The maximum capacity is approximately 12 people using the simulator bays at one time, with an estimated 20 people in total, including the waiting area and staff.<\/p>\n
“With eight allocated parking spaces, plus on-street capacity within the estate, the site is adequately served for its intended use.<\/p>\n
“The use will not generate external noise. All activity is contained within the building, with simulators producing low-level sound comparable to normal conversation.<\/p>\n
“Internal acoustic treatment is planned to further reduce sound transfer. The unit is located within an established industrial estate, well separated from residential properties.”<\/p>\n
The applicant believes the idea is in line with planning policy because it brings a vacant industrial unit back into use, provides a new leisure facility that promotes physical activity and offers an inclusive and accessible environment.<\/p>\n
“The proposed change of use is a sustainable and appropriate re-use of [the unit],” the statement added.<\/p>\n
“It makes a positive contribution to the local area by introducing a new leisure facility with minimal impact on neighbouring uses.<\/p>\n
“Adequate parking, access and noise mitigation measures are in place, and the business will provide community benefit through inclusive health and sporting opportunities.<\/p>\n
“It is therefore respectfully requested that planning permission is granted for the proposed change of use.”<\/p>\n
A decision on the application, which is expected to be made by council officers, will be confirmed at a later date.<\/p>\n
