{"id":247030,"date":"2025-11-06T09:24:14","date_gmt":"2025-11-06T09:24:14","guid":{"rendered":"https:\/\/www.newsbeep.com\/uk\/247030\/"},"modified":"2025-11-06T09:24:14","modified_gmt":"2025-11-06T09:24:14","slug":"kpf-submits-masterplan-for-shoreditch-scheme-featuring-18-storey-tower","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/uk\/247030\/","title":{"rendered":"KPF submits masterplan for Shoreditch scheme featuring 18-storey tower"},"content":{"rendered":"<p>The practice\u2019s office-led proposal for a 1.4ha site bounded by Curtain Road, Worship Street and Holywell Road was filed in September on behalf of Linea Properties, a joint venture between the Estate Office Shoreditch and HDG.<\/p>\n<p>The mixed-use scheme will create a varied range of workplace typologies and rental levels to support businesses from start-ups to multinationals, the project team says.<\/p>\n<p>The revised proposal includes 65,000m\u00b2 of offices and workspaces, as well as retail space, 78 new homes, of which 35 per cent are earmarked affordable, new public realm, community spaces and 770m\u00b2 for a community space.<\/p>\n<p>The tallest building planned for the site is 18 storeys and would sit just off Curtain Road. When plans were f<a href=\"https:\/\/www.architectsjournal.co.uk\/news\/kpf-reveals-mixed-use-shoreditch-masterplan-with-19-storey-tower\" rel=\"nofollow noopener\" target=\"_blank\">irst submitted in late 2024<\/a>, this tower had been shortened by one storey from the 19 put to consultation.<\/p>\n<p data-olk-copy-source=\"MessageBody\">A spokesperson for Linea Properties told the AJ: \u2018The submitted application is a significant milestone for Shoreditch, Hackney and London. \u00a0Shoreditch Works has a clear proposition: local roots; global impact.<\/p>\n<p data-olk-copy-source=\"MessageBody\">\u2018We want to harness the excess of creativity and innovation in the people and businesses of Hackney and provide a platform for that local talent to have a positive impact on the world. We look forward to working with our partners, Hackney Council and the local community to bring Shoreditch Works to life.\u2019<\/p>\n<p>Heritage specialist <a href=\"https:\/\/www.rgarchitects.com\/welcome\" rel=\"nofollow noopener\" target=\"_blank\">Richard Griffiths Architects<\/a> is also working on the scheme, which involves demolition of around half of the 40 low-rise buildings currently on the plot.<\/p>\n<p>When the scheme was at consultation in December 2024 and January this year, the <a href=\"https:\/\/shoreditch.works\/faqs\/\" rel=\"nofollow noopener\" target=\"_blank\">consultation website<\/a> said that just 48 per cent of existing structures would be retained.<\/p>\n<p>The existing site includes offices, homes, retail, including bars and caf\u00e9s, and educational facilities (the Broadgate Nursery), in building typologies that are \u2018varied in nature\u2019 due to being heavily bombed during the Second World War, but include Victorian warehouses, terraces and post-war buildings.<\/p>\n<p>However, all heritage buildings in the South Shoreditch Conservation Area site \u2018will be retained and refurbished or extended and repurposed\u2019.
