The competition is being organised by the National Trust for Scotland, which owns the land.<\/p>\n<p>The viaduct features in Harry Potter films as part of the route taken by the Hogwarts Express train. As a result the number of visitors has vastly increased\u00a0placing a <a href=\"https:\/\/news.stv.tv\/highlands-islands\/village-gridlocked-by-tourists-visiting-famous-harry-potter-viaduct-in-glenfinnan\" rel=\"nofollow noopener\" target=\"_blank\">significant strain<\/a> on the area.<\/p>\n<p>The project, planned to complete in 2028, aims to tackle severe congestion at the site and provide expanded year-round facilities for up to 500,000 annual visitors.<\/p>\n<p>The completed complex will feature an improved arrival experience, parking, and staff amenities and will support the trust\u2019s ambitions for carbon reduction and sensitive design in protected highland landscapes.<\/p>\n<p>In its brief, the trust says Glenfinnan is one of its most visited properties, describing its current visitor centre and car park as \u2018overwhelmed\u2019.<\/p>\n<p>It adds: \u2018The trust is keen to upgrade these facilities sensitively ensuring that the building design is appropriate to the site and meets our sustainability and carbon-neutral ambitions.\u2019<\/p>\n<p>And it says the project must exemplify the trusts\u2019 approach to delivering against its 10-year strategy, which identifies three pillars of activity: conservation, engagement and sustainability.\u2019<\/p>\n<p>Glenfinnan, set against the dramatic Lochaber landscape and close to Fort William on the west coast of Scotland, is home to the Glenfinnan Monument and an existing visitor centre \u2013 both owned by the trust \u2013 along with neighbouring community-managed parking.<\/p>\n<p>The existing site is very popular and often overwhelmed during the busy tourism seasons. Proposals for the new visitor centre are expected to balance durability, flexibility for seasonal peaks, and sustainability.<\/p>\n<p>Bids for the latest commission will be evaluated 50 per cent on previous relevant experience, 20 per cent on sustainability and environmental management and 30 per cent on on team structure, capacity, and quality management.<\/p>\n<p>Applicants must hold employer\u2019s liability insurance of \u00a310 million, public liability insurance of \u00a32 million and professional indemnity insurance of \u00a31 million.<\/p>\n<p>The National Trust for Scotland owns and manages around 130 properties, including Fyvie Castle, Culzean Castle and the Robert Burns Birthplace Museum, as well as 76,000ha hectares of land, including large areas of coastline, mountains and countryside.<\/p>\n<p>The latest procurement comes almost a year after it chose Page\\Park to design a major <a href=\"https:\/\/www.architectsjournal.co.uk\/news\/pagepark-lands-fyvie-castle-revamp-job\" rel=\"nofollow noopener\" target=\"_blank\">upgrade of Fyvie Castle<\/a> in Aberdeenshire.<\/p>\n<p>Historic Environment Scotland announced a new <a href=\"https:\/\/www.architectsjournal.co.uk\/competitions\/historic-environment-scotland-retail-framework\" rel=\"nofollow noopener\" target=\"_blank\">\u00a32.27 million framework<\/a> for the design and fit-out of its retail spaces across its estate one year ago.
