{"id":249928,"date":"2025-11-07T20:02:21","date_gmt":"2025-11-07T20:02:21","guid":{"rendered":"https:\/\/www.newsbeep.com\/uk\/249928\/"},"modified":"2025-11-07T20:02:21","modified_gmt":"2025-11-07T20:02:21","slug":"a-brutalist-london-icon-gets-a-glow-up","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/uk\/249928\/","title":{"rendered":"A brutalist London icon gets a glow-up"},"content":{"rendered":"<p class=\"responsive__Paragraph-sc-1pktst5-0 gaEeqC\">In a sea of glass boxes, choosing to renovate an unashamedly brutalist 1960s office building on Kingsway, in Holborn, is an unusual approach to London development. <\/p>\n<p class=\"responsive__Paragraph-sc-1pktst5-0 gaEeqC\">Space House, a beacon of mid-century architecture built in 1968, has been given a 21st-century facelift. But in a sign of the increasing importance of reusing old buildings, rather than knocking them down, 90 per cent of the original structure \u2014 a distinctive 17-storey cylindrical tower linked to a rectangular block by an enclosed bridge \u2014 has been retained for a fresh generation of office occupiers.<\/p>\n<p class=\"responsive__Paragraph-sc-1pktst5-0 gaEeqC\">Not everyone likes it. In fact, most people don\u2019t, says Tyler Goodwin, the founder and chief executive of Seaforth Land, the retrofit-orientated Canadian developer behind the scheme. \u201cIf you create a unique building like this, then 25 per cent of people will love it,\u201d he says. \u201cThe other 75 per cent will look at it and say, \u2018I don\u2019t get it.\u2019 But I don\u2019t really care about them. I care about the people who love it and who will pay a premium for something different.<\/p>\n<p><img decoding=\"async\" alt=\"Interior of the Space House with an orange couch and green plants hanging from shelves and ceilings.\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/uk\/wp-content\/uploads\/2025\/11\/\/8a8b517a-ce62-4946-a4c5-a2f65c755a23.jpg\" class=\"responsive-sc-1nnon4d-0 bAbKns\"\/><\/p>\n<p>The interior of Space House, which has been praised by Historic England as \u201cone of the most important redevelopment projects of our time\u201d<\/p>\n<p>JAMES BURNS<\/p>\n<p class=\"responsive__Paragraph-sc-1pktst5-0 gaEeqC\">\u201cThis is a quirky building,\u201d he adds, waving a hand around the orbital ground floor reception where the furniture is in keeping with the time period \u2014 \u201cvintage, but not kitsch\u201d \u2014 and the music is exclusively played on vinyl. \u201cIn so many cases one office building is the same as the next, as the next. This one isn\u2019t. It\u2019s unique.\u201d He pauses to take a bite out of an edible coffee cup courtesy of the building\u2019s eighth-floor Clubhouse baristas \u2014 \u201cWe are trialling these. Less waste. They might be the next big thing. Although you only have about 45 minutes to drink your coffee before it starts to leak.\u201d<\/p>\n<p class=\"responsive__Paragraph-sc-1pktst5-0 gaEeqC\">The jury is out on the cups, then. But what about the building itself? A potent combination of modern amenities and ambitious sustainability standards wrapped up in an original 1960s fa\u00e7ade, the former headquarters of the Civil Aviation Authority has been hailed as one of the coolest new office developments in London by the UK\u2019s brutalist-phile Twentieth Century Society. <\/p>\n<p class=\"responsive__Paragraph-sc-1pktst5-0 gaEeqC\">\u2022 <a href=\"https:\/\/www.thetimes.com\/life-style\/property-home\/article\/new-skyscrapers-elephant-and-castle-tower-hamlets-southwark-pzptp7skw\" class=\"link__RespLink-sc-1ocvixa-0 csWvlP\" rel=\"nofollow noopener\" target=\"_blank\">The slew of new skyscrapers towering over London\u2019s neighbourhoods<\/a><\/p>\n<p class=\"responsive__Paragraph-sc-1pktst5-0 gaEeqC\">But the developers say Space House is about so much more than demonstrating the allure of vintage charm. Reopened at the end of last year after a four-year redevelopment, and praised by Historic England as \u201cone of the most important redevelopment projects of our time\u201d, could this once maligned grade II listed high-rise prove that retrofitting and repurposing London\u2019s existing commercial stock is not only an environmentally conscious development choice but one that can be delivered to critical acclaim?<\/p>\n<p>A tough sell<\/p>\n<p class=\"responsive__Paragraph-sc-1pktst5-0 gaEeqC\">\u201cI\u2019m Canadian, and in North America the mid-century modern movement stood for postwar optimism and a manifestation of exuberance,\u201d Goodwin says. \u201cAs a kid growing up in Vancouver, I used to go to the incredible HR MacMillan planetarium to have a smoke and watch the Pink Floyd skylight shows. My God, it was amazing. For us, these architectural landmarks were icons. <\/p>\n<p class=\"responsive__Paragraph-sc-1pktst5-0 gaEeqC\">\u201cDuring that same postwar period in the UK, staunch traditionalists wanted to bring back Georgian, Edwardian and Victorian design. That resulted in a really complex dynamic around mid-century style.\u201d<\/p>\n<p class=\"responsive__Paragraph-sc-1pktst5-0 gaEeqC\">Indeed, when Space House \u2014 so-called after the Apollo missions that dominated the headlines during its original construction period \u2014 first hit the London skyline in the late 1960s, the response was not one of wild exuberance. <\/p>\n<p><img decoding=\"async\" alt=\"Rooftop balcony of the Space House with a view of London's skyline.\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/uk\/wp-content\/uploads\/2025\/11\/\/67e97c90-49e7-479a-98da-a1a14aa28dd6.jpg\" class=\"responsive-sc-1nnon4d-0 bAbKns\"\/><\/p>\n<p>The building offers rooftop views across London<\/p>\n<p>GARETH GARDNER<\/p>\n<p><img decoding=\"async\" alt=\"Space House building.\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/uk\/wp-content\/uploads\/2025\/11\/\/43e17d32-3bc9-4d0f-82a1-f023c81a28fa.jpg\" class=\"responsive-sc-1nnon4d-0 bAbKns\"\/><\/p>\n<p>The response to the original building was initially lacklustre<\/p>\n<p>GARETH GARDNER<\/p>\n<p class=\"responsive__Paragraph-sc-1pktst5-0 gaEeqC\">Designed by Richard Seifert and Partners for the developer Harry Hyams, it was one of a clutch of city landmarks built in the wake of the 1950s commercial property boom bearing the Seifert stamp, including the NatWest Tower (now known as Tower 42) and Centre Point \u2014 all projects widely viewed as aesthetically insensitive at the time. Richard Seifert himself \u2014 a Swiss-British architect considered by many to be the man who introduced the high-rise office block to the UK \u2014 was no stranger to criticism. He even managed to get on the wrong side of Princess Margaret, who expressed her dislike of his Royal Garden Hotel, which overlooked her garden at Kensington Palace. <\/p>\n<p class=\"responsive__Paragraph-sc-1pktst5-0 gaEeqC\">Now, nearly 60 years on, many believe that the tide of opinion is turning on London\u2019s mid-century office buildings, and Seifert\u2019s works in particular.<\/p>\n<p class=\"responsive__Paragraph-sc-1pktst5-0 gaEeqC\">\u201cRight now, London is whispering Richard Seifert\u2019s name,\u201d says Martyn Evans, the creative director at the developer Landsec. \u201cHis buildings are having their moment \u2014 and it feels like a rediscovery, a quiet celebration. Space House is striking, stubborn, futuristic. Its recent revival has peeled back decades of wear to uncover the sculptural brilliance that lay waiting beneath. This isn\u2019t nostalgia. This is affirmation. Seifert\u2019s buildings weren\u2019t fleeting gestures or fashionable curiosities. They were designed to last and to matter.\u201d<\/p>\n<p class=\"responsive__Paragraph-sc-1pktst5-0 gaEeqC\">\u2022 <a href=\"https:\/\/www.thetimes.com\/life-style\/property-home\/article\/simon-jenkins-garden-london-house-z7fwt6dld\" class=\"link__RespLink-sc-1ocvixa-0 csWvlP\" rel=\"nofollow noopener\" target=\"_blank\">Simon Jenkins: \u2018London was a city of streets; now it\u2019s a city of towers\u2019<\/a><\/p>\n<p>The power of provenance <\/p>\n<p class=\"responsive__Paragraph-sc-1pktst5-0 gaEeqC\">Is this mounting appreciation for previously unpopular buildings being powered by sensitive, painstaking restorations such as Goodwin\u2019s? Almost certainly. There are the environmental factors to consider \u2014 refurbishing rather than rebuilding Space House saved an estimated 10,000 tonnes of carbon emissions, according to the project architects Squire &amp; Partners \u2014 but there is also much to be said for the power of provenance. The history, the original features, stepping off one of London\u2019s busiest streets and walking into a lobby that feels like a Mad Men set (with less cigarette smoke and friendlier reception staff) \u2014 that all holds value. <\/p>\n<p><img decoding=\"async\" alt=\"Rooftop terrace with seating area, a large curved brown sofa, green side tables, a patterned parasol, and a geometric-patterned building in the background.\" loading=\"lazy\" src=\"https:\/\/www.newsbeep.com\/uk\/wp-content\/uploads\/2025\/11\/\/dd4769be-c8e4-47a9-8a37-980ffc7d19f1.jpg\" class=\"responsive-sc-1nnon4d-0 bAbKns\"\/><\/p>\n<p>The Clubhouse on the eighth floor of Space House<\/p>\n<p>JAMES BURNS<\/p>\n<p class=\"responsive__Paragraph-sc-1pktst5-0 gaEeqC\">It wasn\u2019t always easy, says Goodwin, who approached the redevelopment like an archaeological dig \u2014 constantly ready to evolve and pivot in response to discoveries made along the way. Such as when a piece of original terrazzo tiling was uncovered and promptly used as the inspiration for the lobby floor tiles, or when a stairwell was recreated using a photograph provided by the grandson of someone who worked on the original build. \u201cThis guy approached us during the public consultation period with this old black and white photo and we were like, holy shit, we didn\u2019t even know that stairwell existed,\u201d Goodwin says. \u201cWe had already designed something different, but we went back to Historic England and said, \u2018We kind of have to do this.\u2019 And so we did.\u201d<\/p>\n<p id=\"last-paragraph\" class=\"responsive__Paragraph-sc-1pktst5-0 gaEeqC\">Could Space House spark a resurgence of similarly effective restorations across the city? Maybe. But it will require a band of developers and architects with nerves of steel to pull it off. \u201cI can\u2019t tell you how many people sowed the seeds of doubt over the years running up to the completion of this project,\u201d Goodwin says. \u201cWith a glass box building, people know where they are. This was not that. People really, really didn\u2019t get Space House until the launch, when they came up to me and said, \u2018Ah, we see it now.
