{"id":319105,"date":"2025-12-16T13:31:10","date_gmt":"2025-12-16T13:31:10","guid":{"rendered":"https:\/\/www.newsbeep.com\/uk\/319105\/"},"modified":"2025-12-16T13:31:10","modified_gmt":"2025-12-16T13:31:10","slug":"updated-6500-home-silvertown-quays-masterplan-okd","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/uk\/319105\/","title":{"rendered":"Updated 6,500-home Silvertown Quays masterplan OK\u2019d"},"content":{"rendered":"<p>The 28.8ha regeneration scheme for Silvertown Quays, which Newham Council\u2019s planning committee approved on Tuesday (9 December) last week, includes outline planning permission for up to 7,172 homes to be delivered in phases. Thirty per cent by habitable room are designated \u2018affordable\u2019.<\/p>\n<p>Lendlease is behind the project, which includes 885,000m\u00b2 of floorspace, up to 730,330m\u00b2 of residential floorspace and up to 176,332m\u00b2 of non-residential floorspace for commercial, community, leisure and infrastructure uses.<\/p>\n<p>The hybrid application also included detailed consent for 422 homes to the west of the masterplan, designed by Maccreanor Lavington and Gort Scott on Plots 6 and 1D2D.<\/p>\n<p>This follows planning <a href=\"https:\/\/www.architectsjournal.co.uk\/news\/gort-scott-gets-the-go-ahead-for-300-affordable-homes-in-silvertown\" rel=\"nofollow noopener\" target=\"_blank\">approval in January<\/a> this year for 326 affordable Gort Scott-designed homes in partnership with the Guinness Partnership housing association, as part of the 422 homes given consent this month.<\/p>\n<p>The Gort Scott scheme, which features new buildings reaching between 10 and 14 storeys tall providing 35,00m2 of residential floorspace and 1,130m2 of retail use, was submitted and approved under the existing 2016 outline planning permission for Silvertown Quays and included within the revised masterplan.<\/p>\n<p>Plans to regenerate Silvertown Quays were first unveiled a decade ago on behalf of former site owner, US property firm Starwood and a consortium composed of First Base, Chelsfield Properties and Macquarie Capital. That 2016 outline application for the wider 28.8ha Silvertown regeneration masterplan was drawn up by Fletcher Priest Architects.<\/p>\n<p>Prior + Partners then secured planning on a masterplan for 3,000 homes in 2016 and in late 2022 for Lendlease. Prior + Partners submitted <a href=\"https:\/\/www.architectsjournal.co.uk\/news\/silvertown-3-5bn-megascheme-submitted-for-planning\" rel=\"nofollow noopener\" target=\"_blank\">an updated hybrid planning application<\/a> with outline planning for 6,500 homes across the wider Silvertown site in late 2022.<\/p>\n<p>Architects on several parts of the Silvertown masterplan include AHMM, dRMM, Pollard Thomas Edwards, Maccreanor Lavington and Gort Scott with OMMX, while the landscape architects are Churchman Thornhill Finch and Danish practice SLA.<\/p>\n<p>Asli Arda Healy-Smith, associate director at Prior + Partners, said: \u2018The approval of the revised Silvertown masterplan secures a people-first, design-led framework for the long-term regeneration of the Royal Docks.
