{"id":325569,"date":"2025-12-20T00:12:14","date_gmt":"2025-12-20T00:12:14","guid":{"rendered":"https:\/\/www.newsbeep.com\/uk\/325569\/"},"modified":"2025-12-20T00:12:14","modified_gmt":"2025-12-20T00:12:14","slug":"lakanal-house-sister-block-set-for-demolition","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/uk\/325569\/","title":{"rendered":"Lakanal House \u2018sister\u2019 block set for demolition"},"content":{"rendered":"<p>At a meeting last week (2 December),\u00a0 Southwark Council\u2019s cabinet agreed to flatten the 16-storey Marie Curie House in Camberwell following a recent structural and fire risk assessment.<\/p>\n<p>Six households still live in the council-owned building, which contains 98 homes. It was built almost identically to Lakanal House as part of the Sceaux Gardens Estate by former Southwark Council architect FO Hayes.<\/p>\n<p>The Lakanal House fire occurred in \u00a0July 2009, spreading through several flats in the 12-storey building and killing six people.<\/p>\n<p>The final report into the Grenfell Tower fire, which killed 72 people in 2o17, found that <a href=\"https:\/\/www.architectsjournal.co.uk\/news\/fire-expert-grenfell-tower-tragedy-entirely-predictable\" rel=\"nofollow noopener\" target=\"_blank\">lessons had not been learnt<\/a> by the government over the Lakanal House fire and that the government\u2019s response to regulation post Lakanal had been \u2018inadequate\u2019.<\/p>\n<p>A report on Marie Curie House said the 1960s block was \u2018high-risk\u2019 and had presented signs of \u2018significant structural degradation, compromised fire resistance, and risk of building failure in the event of a fire incident\u2019.<\/p>\n<p>The report blamed the introduction of the Building Safety Act 2022, a post-Grenfell piece of legislation, on \u2018significantly\u2019 increasing the cost of refurbishing the building, and went on to recommend demolition as \u2018a definitive and permanent solution to the building\u2019s safety and compliance challenges\u2019.<\/p>\n<p>It will now be demolished at a cost of \u00a33 million. The cost of refurbishing and retrofitting the building was put at \u00a323 million.<\/p>\n<p>Four years ago, Marie Curie House residents were told they would be relocated to make way for major building refurbishment, but this was later scrapped. Instead, both Lakanal and Marie Curie were fitted with new internal and external fire-resistant doors and extensive fire-stopping works.<\/p>\n<p>However, <a href=\"https:\/\/www.architectsjournal.co.uk\/news\/lakanal-house-to-get-another-refit-following-changes-to-fire-safety-guidance\" rel=\"nofollow noopener\" target=\"_blank\">Lakanal House was fully refurbished<\/a> in the wake of the 2009 tragedy. It now has a different fire safety rating to Marie\u00a0Curie\u00a0House\u00a0and is\u00a0not proposed for demolition.<\/p>\n<p>Marie Curie has had a \u2018waking watch\u2019 \u2013 24-hour wardens \u2013 to keep residents safe in the event of fire since 2020, Southwark Council told the AJ.<\/p>\n<p>Cabinet member for housing Helen Dennis said: \u2018The safety of people living in our homes and estates is our top priority as a landlord.\u00a0<\/p>\n<p>\u2018A specialist assessment has found Marie\u00a0Curie\u00a0House is a substantial fire risk, and as the building is near the end of its lifespan\u00a0and\u00a0beyond economical\u00a0repair, we propose to empty the building and\u00a0demolish it.\u00a0We do not take this decision lightly and have thoroughly investigated the refurbishment\u00a0option.<\/p>\n<p>\u2018Everyone in Southwark deserves a decent home\u00a0to live and we will look at all options for building more council\u00a0homes on the site and nearby. We are proud that Southwark has built more council\u00a0homes than any other local authority landlord, with over 3,000 council\u00a0homes started or completed across the borough.\u2019<\/p>\n<p>The wider Sceaux site was not long ago tipped for a WW+P-designed infill-led redevelopment, but those plans were later shelved.<\/p>\n<p>Liberal Democrat councillor Jane Salmon, who sits on Southwark\u2019s Housing Scrutiny Commission, told the AJ that demolition of Marie Curie was \u2018shameful\u2019.\u00a0<\/p>\n<p>She said: \u2018It\u2019s shameful that another Southwark Council tower block is being demolished after years of Labour\u2019s underinvestment and mismanagement. Just like the Maydew House saga in Bermondsey, years of dither and delay have left residents in limbo, with many still hoping they\u2019d one day return home.<\/p>\n<p>\u2018Now the council faces an impossible choice: spend \u00a323 million it can\u2019t afford, or demolish nearly 100 desperately needed council homes. It\u2019s yet another example of what MPs challenged Southwark\u2019s Labour leader on in Parliament in October.
