Nationwide is increasing mortgage rates from tomorrow, Friday, 13 March, by up to 0.2 percent across the board. <a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/www.express.co.uk\/finance\/personalfinance\/2181534\/hmrc-national-insurance-rule-change-update-key-decision-made-today\" rel=\"nofollow noopener\" target=\"_blank\">The lender<\/a> had only <a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/newspage.news\/2026\/03\/05\/nationwide-to-increase-mortgage-rates-by-up-to-0-25-amid-middle-east-war\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">increased rates just a week ago<\/a> by up to 0.25 percent.<\/p>\n<p>Virgin Money is also increasing across <a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/www.express.co.uk\/finance\/personalfinance\/2181286\/everything-you-need-know-hsbc-puts-500-customer-accounts\" rel=\"nofollow noopener\" target=\"_blank\">the board<\/a> by up to 0.21 percent from tomorrow. <a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/www.express.co.uk\/finance\/personalfinance\/2181280\/hmrc-tax-alert-weeks-before-cut-off-rule-change-coming\" rel=\"nofollow noopener\" target=\"_blank\">The lender<\/a> had also only <a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/newspage.news\/2026\/03\/06\/virgin-money-increases-mortgage-rates-up-to-0-25-as-brokers-urge-borrowers-to-act-quickly\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">increased rates just a week ago<\/a> by up to 0.25 percent.<\/p>\n<p><a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/newspage.news\/2026\/03\/12\/nationwide-and-virgin-money-join-deluge-of-lenders-raising-their-rates-again\/\" rel=\"nofollow noopener\" target=\"_blank\">Experts said<\/a> a 0.2 percent rise is the equivalent of roughly &#8220;slapping on an extra \u00a3360 a year to a <a href=\"https:\/\/www.express.co.uk\/latest\/mortgage\" data-link-tracking=\"InArticle|AutoLink\" rel=\"nofollow noopener\" target=\"_blank\">mortgage<\/a> of \u00a3150,000&#8243;. Earlier today, NatWest announced up to 0.25 percent rises across the board and Barclays, with up to 0.3 percent rises across the board.<\/p>\n<p>Swap rates are heading towards where <a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/www.express.co.uk\/finance\/personalfinance\/2180412\/everything-you-need-know-one-group-face-major-hmrc-rule-change-weeks\" rel=\"nofollow noopener\" target=\"_blank\">they were<\/a> a year ago due to the war in the Middle East \u2013 meaning the mortgage market is in &#8220;turmoil&#8221;.<\/p>\n<p data-mce-linkchecker-status=\"valid\">Emma Jones, managing director at <a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/www.whenthebanksaysno.co.uk\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Runcorn-based Whenthebanksaysno.co.uk<\/a>, said: &#8220;Rates are now going up at breakneck pace and borrowers should be very conscious of this fact. Lenders large and small are upping rates across the board, often quite noticeably. Events in the Middle East are creating turmoil in the mortgage market.&#8221;<\/p>\n<p class=\"withoutCaption\"><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/uk\/wp-content\/uploads\/2026\/03\/6797452.jpg\" alt=\"The store front of Virgin Money bank\" title=\"The store front of Virgin Money bank\" width=\"590\" height=\"429\" loading=\"lazy\"\/><\/p>\n<p>Virgin Money has also announced rises (Image: Roger Utting Photography via Getty Images)  <\/p>\n<p>Babek Ismayil, CEO at <a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/www.onedome.com\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">homebuying platform OneDome<\/a>, said the mortgage market looked very different to the start of March.<\/p>\n<p>He added: &#8220;This has not been a great week for borrowers at all. Markets are highly volatile and are pricing in increased inflation, which is sending swap rates north and mortgage rates with them. In under a fortnight, the entire mortgage landscape has changed.&#8221;<\/p>\n<p data-mce-linkchecker-status=\"valid\">Dariusz Karpowicz, director at <a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/www.albionfa.co.uk\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Doncaster-based Albion Financial Advice<\/a>, said an extra 0.2 percent added roughly \u00a3360 a year on a \u00a3150,000 mortgage.<\/p>\n<p>He added: &#8220;Four rate rises in a single week and we are not done yet. Nationwide and Virgin Money are both hiking by up to 0.2 percent from tomorrow, right behind NatWest and Barclays. That extra 0.2 percent adds roughly \u00a3360 a year on a \u00a3150,000 mortgage. Not pocket change.<\/p>\n<p>&#8220;Until geopolitical tensions settle, lenders will keep repricing. Swap rates are reacting to global uncertainty and lenders are passing every basis point straight to borrowers.<\/p>\n<p>&#8220;If you are sitting on a deal or thinking about one, lock your rate in now. You can always switch to a lower rate later if markets calm down. We&#8217;re expecting more to come until the markets calm down.<\/p>\n<p>&#8220;Stability here is key and we won&#8217;t see rates calming down until we see this. It&#8217;s important to get a rate locked in sooner rather than later to hedge any further increases. If they drop again you can secure lower rates at that point.&#8221;<\/p>\n<p>Simon Bridgland, broker at <a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/www.charwinprivateclients.co.uk\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Canterbury-based Charwin Private Clients<\/a>, said borrowers would be feeling &#8220;nervous&#8221;.<\/p>\n<p>He added: &#8220;Two lenders joined at the hip have both come out and set up their stall for the weekend, with increases sure to set off the more nervous borrower. With rates set to increase by up to 0.2 percent with both Nationwide and Virgin from tomorrow. This comes hot on the heels of NatWest and Barclays, who have both issued notices of increases from tomorrow.&#8221;<\/p>\n<p>Martin Rayner, director at <a data-link-tracking=\"InArticle|Link\" href=\"https:\/\/comptonfinancial.co.uk\/\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">Compton Financial Services<\/a>, explained why rising swap rates are being passed on to borrowers.<\/p>\n<p>He added: &#8220;Rising swap rates lead to higher mortgage rates and also signal that markets expect <a href=\"https:\/\/www.express.co.uk\/latest\/interest-rates\" data-link-tracking=\"InArticle|AutoLink\" rel=\"nofollow noopener\" target=\"_blank\">interest rates<\/a> to stay higher for longer, which can reduce affordability for borrowers and increase borrowing costs for businesses, potentially slowing housing activity and wider economic growth.
