Another two flats worth \u00a32 million were bought the following day, an investigation by The Sunday Times and the Organised Crime and Corruption Reporting Project (OCCRP) found.\u00a0<\/p>\n<p>Despite being wanted in China, where he was described as a \u201cfugitive criminal suspect\u201d, Su bought more properties over a period of days, including 15 flats in a luxury development near the Tate Modern art gallery.<\/p>\n<p>Last week, it was announced that an unnamed Chinese citizen had an unexplained wealth order and interim freezing order issued against him by the Crown Prosecution Service (CPS) for 85 properties. The Sunday Times and OCCRP were able to identify him as Su and\u00a0find the addresses of 57 of the properties he bought.\u00a0<\/p>\n<p>Unexplained wealth orders, colloquially known as \u201c<a href=\"https:\/\/www.thetimes.com\/uk\/law\/article\/mcmafia-unexplained-wealth-orders-may-yet-prove-their-worth-ldm5tcgpw\" rel=\"nofollow noopener\" target=\"_blank\">McMafia orders<\/a>\u201d after the TV series, came into force in 2018 with the aim of ending London\u2019s role as a \u201claundromat\u201d for criminal money.\u00a0Less than a dozen investigations have taken place since, and \u00a3478 million worth of assets have been recovered. <\/p>\n<p>In September 2023 Su featured on an arrest warrant list published by a court in <a href=\"https:\/\/www.thetimes.com\/topic\/china\" rel=\"nofollow noopener\" target=\"_blank\">China<\/a>\u2019s southeast Fujian province.\u00a0<\/p>\n<p>Land Registry records show he began his spending spree three months earlier in July 2023.\u00a0<\/p>\n<p>The 15 flats he bought were at Triptych Bankside, a development of 169 homes built by JTRE London near the Tate Modern art gallery. A JTRE spokesman said the company \u201ccomplied with all applicable legal and regulatory requirements\u201d.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\"   height=\"5647\" width=\"8471\" src=\"https:\/\/www.newsbeep.com\/uk\/wp-content\/uploads\/2026\/03\/0b892be1-e762-47a1-a287-690321ef54bf.jpg\" alt=\"Modern apartment buildings in Triptych Bankside, London, with The Shard in the background.\" class=\"wp-image-21186497\"\/>Triptych BanksideAlamy<\/p>\n<p>The flats were worth almost \u00a320 million. Half of that sum was used to buy an 18th-floor penthouse.\u00a0<\/p>\n<p>In January 2024, after his arrest warrant was issued, he bought 14 flats worth more than \u00a313 million at another apartment complex, Taylor Wimpey\u2019s Postmark, in Islington, north London. Taylor Wimpey declined to comment in detail but a spokesman said the company \u201ctakes compliance with our legal and regulatory obligations extremely seriously, with sanctions and anti-money laundering controls in place\u201d.<\/p>\n<p>A \u00a3657,000 flat in the Kings Tower, Chelsea, a 31-storey tower built by the Berkeley Group, followed, and then 19 flats worth a total of \u00a314 million in the high-rise Park &amp; Sayer (also known as Hawksbury Heights) in Southwark, built by Lendlease.\u00a0<\/p>\n<p><img loading=\"lazy\" decoding=\"async\"   height=\"959\" width=\"1439\" src=\"https:\/\/www.newsbeep.com\/uk\/wp-content\/uploads\/2026\/03\/2de1d048-0d27-4fa3-9e7b-874890d65009.jpg\" alt=\"The Kings Tower, Chelsea.\" class=\"wp-image-21199926\"\/>The Kings Tower, Chelsea<\/p>\n<p><img loading=\"lazy\" decoding=\"async\"   height=\"1667\" width=\"2048\" src=\"https:\/\/www.newsbeep.com\/uk\/wp-content\/uploads\/2026\/03\/27b00969-2c3e-4818-a3fe-e038a9534628.jpg\" alt=\"Illustration of Postmark London, WC1X, showing a central courtyard surrounded by apartment buildings, with blossoming trees and walking paths.\" class=\"wp-image-21199935\"\/>Postmark in Islington, north London <\/p>\n<p>Lendlease said it had anti-money laundering policies and procedures and conducted customer due diligence checks. Mills and Reeve, the solicitors who acted for Lendlease, declined to comment. A spokesman for the Berkeley Group said it complied with all anti-money laundering regulations. <\/p>\n<p>Su also bought seven properties worth a total of \u00a312.4 million in Galliard Homes\u2019 new-build TCRW SOHO near Tottenham Court Road in central London. He is understood to be able to purchase the properties using passports other than his Chinese one.\u00a0Holding a number of passports is legal, but is considered a high-risk factor for money laundering checks.\u00a0<\/p>\n<p>Companies House records show that Su holds a passport from St Kitts and Nevis, the tiny Caribbean nation that sells passports for about \u00a3200,000. They are favoured by wealthy Chinese because they give access to more than 150 countries without a visa. He is also a citizen of Cambodia.\u00a0<\/p>\n<p>\u201c<a href=\"https:\/\/www.thetimes.com\/life-style\/property-home\/article\/what-are-golden-visas-and-how-can-you-get-one-qw9lnft3j\" rel=\"nofollow noopener\" target=\"_blank\">Golden passports<\/a>\u201d or passports purchased through citizen-by-investment schemes should prompt so-called \u201cenhanced due diligence\u201d. \u201cUnusually complex or unusually large\u201d transactions should also raise red flags, according to anti-money laundering regulations. <\/p>\n<p>Daily Briefing newsletter<\/p>\n<p>Get our top stories and exclusive analysis sent straight to your inbox every morning.<\/p>\n<p>\t\t\t\t\tSign up with one click<\/p>\n<p>Su used a string of UK companies for the purchases \u2014 Sky Arrow (UK), Sky Falcon (UK), Hollywood Ruby, Hollywood Emerald, Hollywood Gold, Hollywood Onyx, Hollywood Diamond, Hollywood Spinel, Hollywood Silver, Hollywood Opal, Hollywood Global Properties and Hollywood Titanium \u2014 of which he is the sole shareholder and beneficiary. He had listed Singapore as his country of residence on Companies House but this month he changed it to Malaysia. \u00a0<\/p>\n<p>The High Court issued the orders on Su\u2019s properties on March 18, Land Registry documents show. Su will have three months to prove that the money used to buy the properties was lawfully obtained or could risk having them seized.\u00a0<\/p>\n<p>Alicia Kearns, Conservative MP and shadow minister for home affairs, said: \u201cPeople hiding behind so-called \u2018golden passports\u2019 must not be allowed to launder money through our capital city.
