As a result, the average price of a home slipped back below \u00a3300,000, to \u00a3299,677, after <a href=\"https:\/\/www.theguardian.com\/business\/2026\/feb\/06\/price-of-average-uk-home-passes-300000-for-first-time-halifax-says\" data-link-name=\"in body link\" rel=\"nofollow noopener\" target=\"_blank\">first crossing the milestone<\/a> in January.<\/p>\n<p class=\"dcr-130mj7b\">The pace of annual property price growth also eased to 0.8%, down from 1.2% the previous month, suggesting a <a href=\"https:\/\/www.theguardian.com\/business\/2026\/mar\/06\/geopolitical-uncertainties-amid-iran-war-could-slow-fall-in-mortgage-rates-says-halifax\" data-link-name=\"in body link\" rel=\"nofollow noopener\" target=\"_blank\">slowdown in the housing market<\/a> at the start of the traditional spring selling season.<\/p>\n<p class=\"dcr-130mj7b\">Halifax said uncertainty over the conflict in the Middle East had dampened the \u201cinitial momentum in the market seen at the start of the year\u201d. Concerns about <a href=\"https:\/\/www.theguardian.com\/business\/2026\/mar\/06\/geopolitical-uncertainties-amid-iran-war-could-slow-fall-in-mortgage-rates-says-halifax\" data-link-name=\"in body link\" rel=\"nofollow noopener\" target=\"_blank\">higher energy prices<\/a> have pushed up inflation expectations, which has in turn led to a rise in mortgage rates.<\/p>\n<p class=\"dcr-130mj7b\">Expectations that the Bank of England could raise interest rates several times this year has driven up the cost of fixed-rate mortgages. However, City traders cut their forecasts for rate rises on Wednesday morning after the US and Iran <a href=\"https:\/\/www.theguardian.com\/us-news\/2026\/apr\/07\/trump-iran-war-ceasefire\" data-link-name=\"in body link\" rel=\"nofollow noopener\" target=\"_blank\">agreed to a two-week conditional ceasefire<\/a> on Tuesday night, with only one quarter-point rise now fully priced in for this year.<\/p>\n<p class=\"dcr-130mj7b\">The choice of mortgage deals<a href=\"https:\/\/www.theguardian.com\/business\/2026\/mar\/23\/uk-mortgage-interest-rates-markets-bank-of-england-iran-war\" data-link-name=\"in body link\" rel=\"nofollow noopener\" target=\"_blank\"> shrank in recent weeks<\/a>, with hundreds of mortgage products pulled from the market. Photograph: Justin Tallis\/AFP\/Getty Images<\/p>\n<p class=\"dcr-130mj7b\">\u201cThe effect on house prices will largely depend on how long\u2011lasting these pressures prove to be and the wider implications for the economy and unemployment,\u201d said Amanda Bryden, the head of mortgages at Halifax.<\/p>\n<p class=\"dcr-130mj7b\">\u201cMortgage rates are a key factor for buyers, particularly those getting on the ladder for the first time, who are already balancing the challenge of saving a deposit, with the cost of borrowing.\u201d<\/p>\n<p class=\"dcr-130mj7b\">Many prospective house buyers are expected to keep a close eye on mortgage rates before making a decision on whether to go ahead with a purchase. The recent increase in mortgage rates has, however, <a href=\"https:\/\/www.theguardian.com\/money\/2026\/mar\/11\/uk-mortgage-rates-lenders-reprice-loans-middle-east-crisis\" data-link-name=\"in body link\" rel=\"nofollow noopener\" target=\"_blank\">been more modest<\/a> than the sharp rises seen after <a href=\"https:\/\/www.theguardian.com\/business\/2022\/oct\/20\/the-mini-budget-that-broke-britain-and-liz-truss\" data-link-name=\"in body link\" rel=\"nofollow noopener\" target=\"_blank\">Liz Truss\u2019s mini-budget in 2022<\/a>.<\/p>\n<p class=\"dcr-130mj7b\">Bryden added that many households will be on fixed mortgage deals that will protect them from the latest rate rises. The Bank of England <a href=\"https:\/\/www.theguardian.com\/business\/2026\/mar\/19\/bank-of-england-holds-interest-rates-iran-war-inflation#:~:text=Bank%20of%20England%20holds%20interest,rise%20is%20possible%20within%20months\" data-link-name=\"in body link\" rel=\"nofollow noopener\" target=\"_blank\">left rates on hold<\/a> in March but signalled it could be forced to increase borrowing costs in the coming months as the Iran conflict has threatened to drive UK inflation above 3%.<\/p>\n<p class=\"dcr-130mj7b\">House prices continue to vary by region across the UK. Northern Ireland still leads UK annual house price growth, with average prices up 8.7% over the past year to \u00a3224,809.<\/p>\n<p class=\"dcr-130mj7b\">Strong growth was also recorded in Scotland, where the average price of a home rose 4.4% annually to \u00a3222,716. The typical value of a home in Wales is now \u00a3230,909 after more modest increases of 1.6% annually.<\/p>\n<p class=\"dcr-130mj7b\">Stronger price growth in England remains concentrated in northern regions.
