Pyenest Street, Shelton<\/p>\n

A whopping \u00a312.3 million is needed before any building work can start on a 141-home estate. Stoke-on-Trent City Council<\/a> has applied for the Homes England cash.<\/p>\n

It comes as developer Placefirst has been lined up to build the houses off Pyenest Street, in Shelton<\/a>. It would be handed the land for a ‘nominal \u00a31’ – subject to the \u00a312.3m being secured and an independent valuation.<\/p>\n

It is a major breakthrough for the site and follows a top-secret council meeting this week.<\/p>\n

Pyenest Street has been earmarked for a mix of one and two-bedroom apartments as well as two and three-bedroom family homes. A quarter of the homes would be ‘affordable homes’ – discounted to 80 per cent of market rent.<\/p>\n

Councillor Finlay Gordon-McCusker, cabinet member for transport, infrastructure and regeneration, said: “For too long, the Pyenest Street site has stood as a visible symbol of decline at the edge of our city centre – derelict buildings, unsafe structures, fly-tipping, anti-social behaviour, and wasted potential in a location that should be a gateway to opportunity.<\/p>\n

“The simple reality is that this site has been undeliverable without intervention. Multiple council administrations have attempted to unlock it. The costs, constraints and technical challenges have defeated progress for nearly a decade.<\/p>\n

“Over the past year we have taken the difficult but necessary steps to change that – including engaging Homes England, intervening to reduce crime and disorder on the site, and identifying a delivery partner with a proven track record of transforming heavily-constrained brownfield land.<\/p>\n

“This plan represents the point at which ambition becomes delivery. By supporting Placefirst seeking viability gap funding and entering into the appropriate agreements, the council is doing what it has long needed to do – intervening decisively so this brownfield site finally delivers for local people rather than a continual blight on the neighbourhood.\u201d<\/p>\n
