\n The proposals for Hawthorn, in Rimington Lane, set out an impressive country house inspired by the traditional stone farmhouses and manor houses found across the Ribble Valley.\n<\/p>\n
\n The applicants, who bought the site last year, commissioned architect Ben Pentreath Ltd to draw up a new design after deciding to move away from a more modern scheme that already had planning consent.\n<\/p>\n
\n A 2023 approval had already allowed for a two-storey property with a granny flat annexe, and foundations for that contemporary design have been laid.\n<\/p>\n

\n The original single-storey bungalow will now be replaced by what one neighbour described as a \u201cthree-storey seven-bedroomed mansion.”\n<\/p>\n
\n It will be built in local sandstone, with stone slate roofs, sash windows and classical detailing to echo the look of an 18th-century farmhouse.\n<\/p>\n
\n The main frontage has a symmetrical five-bay layout with a central stone doorway.\n<\/p>\n
\n Adjoining wings and outbuildings are arranged to give the impression of a historic house that has evolved over time.\n<\/p>\n
\n A kitchen range with traditional stone arches and Crittall-style glazing, and a two-storey garage modelled on a classic cart shed, complete the composition.\n<\/p>\n
\n The architects say the result will be \u201ca historically coherent collection of buildings that draws upon and respects the rural vernacular of the Ribble Valley\u201d and \u201cfeels as though it has always been there\u201d.\n<\/p>\n
\n One neighbour, who supported the revised plans, said the previously consented contemporary build had featured aluminium and zinc cladding, extensive glazing and a large glass balcony and terrace.\n<\/p>\n
\n They said the new proposal \u201cdraws heavily on the historic vernacular of the Ribble Valley\u201d in its form and materials and would sit \u201cfar more naturally within the landscape setting\u201d.\n<\/p>\n
\n They also pointed out that the proposed roof ridge is almost one metre lower than the earlier design and that the new garage is smaller in mass, making the building less visually dominant when approached.\n<\/p>\n

\n Another neighbour raised concerns that the enlarged property, on a prominent plot forming the first view of the village from Rimington Lane, amounted to an \u201cover-development\u201d and would be an \u201cextremely obtrusive building.”\n<\/p>\n
\n They also questioned whether the home could ultimately be used for hotel or B&B accommodation despite previous conditions restricting use to a single-family residence.\n<\/p>\n
\n They warned that high-value schemes of this type risked changing the village\u2019s character and demographics.\n<\/p>\n
\n In approving the scheme, the council has attached detailed conditions covering materials, landscaping, tree protection, biodiversity, drainage, lighting and highway safety.\n<\/p>\n
\n The house will replace a more contemporary, glass-heavy design first consented in 2023, with the new classical scheme now set to shape the gateway into Rimington from Rimington Lane.\n<\/p>\n
