The AJ100 practice\u2019s<\/a> plan for 10 Great Pulteney Street, previously a headquarters building for companies including Microsoft, Nokia and Boohoo, involves partial demolition, refurbishment and extension to create a seven-storey office and retail building.<\/p>\n

A statement from client Global Holdings Management Group said the building, which was reclad in orange brick in the 1990s, had been neglected when it was acquired in December 2024.<\/p>\n

As well as adding two floors of office space to the building, the new-look block will combine \u2018an elegant new fa\u00e7ade\u2019 with office floorplates of approximately 743m\u00b2, \u2018benefitting from natural lighting on three sides, a rarity for this part of London\u2019.<\/p>\n

The length of the building will be split into two fa\u00e7ades with varying brick tones and a step in profile.<\/p>\n

Morris+Company<\/a> said in its planning application that the building detailing develops around the motif of circular columns, which occur on the ground floor and are echoed in the form of ribbed lintels above each window.<\/p>\n

Its unique main entrance is expressed with an arch, matching other buildings in the same street.<\/p>\n

More than 85 per cent of the existing building structure will be retained, while the build is targeting BREEAM Excellent.<\/p>\n

The development will also feature outside amenity spaces, including a south-facing terrace with views across Soho as well as planting and green spaces.<\/p>\n

Global Holdings Management Group UK chief executive Josh Lawrence said the project would turn an unloved asset into a first-rate office building.<\/p>\n
