They settled on a two-bed apartment in a converted former naval hospital, the Royal Haslar, Gosport with views overlooking the Solent, spending the small sum they banked from the move on enjoying the time they had left together.<\/p>\n<p>Sadly, Stewart died just six months later and Louise knew that she had to move again \u2013 this time to free up enough money to support herself in <a class=\"post_in-line_link\" href=\"https:\/\/inews.co.uk\/topic\/retirement?ico=in-line_link\" rel=\"nofollow noopener\" target=\"_blank\">retirement<\/a>.<\/p>\n<p>Time for a change<\/p>\n<p>Louise decided that living minutes from the seafront and the beauty of the historic Georgian building was too good to give up, so <a href=\"https:\/\/www.google.com\/url?client=internal-element-cse&amp;cx=011782314020777428663:ycznkklrfq5&amp;q=https:\/\/inews.co.uk\/inews-lifestyle\/older-people-downsizing-housing-crisis-4043756&amp;sa=U&amp;ved=2ahUKEwialMiVpJuVAxUA_7sIHdI-GPsQFnoECAwQAg&amp;usg=AOvVaw2BQNnBU2qyPchDKpObl2Dc&amp;fexp=121762485,121762486,121695402,121575042,121575040\" rel=\"nofollow noopener\" target=\"_blank\">she downsized<\/a> to a one-bed flat in the same complex.<\/p>\n<p>She sold the flat she had lived in with Stewart, her husband of 25 years, for \u00a3430,000 and bought a one-bed for \u00a3285,000. Louise calculated how much the flat\u2019s service charge would be over the years and put this amount into NS&amp;I premium bonds.<\/p>\n<p>She put \u00a320,000 into a cash ISA to enjoy tax-free interest, and put a further sum into an investment account that matures when she is 80 years old.<\/p>\n<p>\u201cNot having to worry about scrimping and saving has allowed me to think: what do I want to do now?\u201d she says. \u201cPeople get attached to a home that has family history but they might find unexpected benefits from taking the leap into downsizing.\u201d<\/p>\n<p>Is downsizing worth it?<\/p>\n<p>For most people, their home tends to be their most valuable asset, but not everyone can rely on it to fund retirement \u2013 <a href=\"https:\/\/www.google.com\/url?client=internal-element-cse&amp;cx=011782314020777428663:ycznkklrfq5&amp;q=https:\/\/inews.co.uk\/opinion\/refusing-to-downsize-youre-a-selfish-citizen-4274693&amp;sa=U&amp;ved=2ahUKEwialMiVpJuVAxUA_7sIHdI-GPsQFnoECAsQAg&amp;usg=AOvVaw2GxmiS7JIStgwZ4th5-XSW&amp;fexp=121762485,121762486,121695402,121575042,121575040\" rel=\"nofollow noopener\" target=\"_blank\">downsizing to a smaller property<\/a> often doesn\u2019t free up enough cash.<\/p>\n<p>The average sum freed up by moving to a smaller, cheaper home was \u00a3151,171 in the first three months of 2026, according to <a href=\"https:\/\/www.reallymoving.com\/?utm_source=google&amp;utm_medium=cpc&amp;utm_campaign=21066509419&amp;utm_content=165136723371&amp;utm_term=reallymoving&amp;loc=&amp;refID=ggle_brand&amp;gclid=CjwKCAjw0o3SBhBVEiwAh28-jUM_G3w0IxhVd6kuJUDK50G1fuC_oF-sWs7wgE9i4dlX4XfKM65fKRoCpdQQAvD_BwE&amp;gad_source=1&amp;gad_campaignid=21066509419&amp;gbraid=0AAAAADw3ijcnWit6KXyhzw1LRxuzW1HD-&amp;gclid=CjwKCAjw0o3SBhBVEiwAh28-jUM_G3w0IxhVd6kuJUDK50G1fuC_oF-sWs7wgE9i4dlX4XfKM65fKRoCpdQQAvD_BwE\" target=\"_blank\" rel=\"noreferrer noopener nofollow\">reallymoving<\/a>, a comparison site for home movers. It may sound like a vast sum, but those with a mortgage to settle and <a href=\"https:\/\/www.google.com\/url?client=internal-element-cse&amp;cx=011782314020777428663:ycznkklrfq5&amp;q=https:\/\/inews.co.uk\/topic\/stamp-duty&amp;sa=U&amp;ved=2ahUKEwjWuK_FpJuVAxW2hv0HHZFbOBMQFnoECAQQAQ&amp;usg=AOvVaw2fPeZD66yXRpEbpxkJoV4j&amp;fexp=121762485,121762486,121695402,121575042,121575040\" rel=\"nofollow noopener\" target=\"_blank\">stamp duty<\/a> to pay on their onward purchase will soon see that cash pile shrink.<\/p>\n<p>London is the region where the most money is freed up by downsizing, at an average of \u00a3260,000, followed by \u00a3207,000 for downsizers in the North East of England. The smallest amount released by downsizing is in Wales at an average of \u00a377,000 followed by Scotland and Yorkshire and the Humber, both at \u00a382,000, according to figures from Which?.<\/p>\n<p>There is a lot to consider when deciding whether to downsize. The average cost of moving home in England is at a record of \u00a317,831, says Rob Houghton, founder and CEO at reallymoving, while stamp duty can set downsizers in London back by \u00a314,300 on average.<\/p>\n<p>Then there is the mortgage to repay. Almost 40 per cent of homeowners aged 55 to 64 still have a <a class=\"post_in-line_link\" href=\"https:\/\/inews.co.uk\/topic\/mortgages?ico=in-line_link\" rel=\"nofollow noopener\" target=\"_blank\">mortgage<\/a>, according to estate agency Hamptons, with an average outstanding balance of \u00a3115,762<br \/>Based on the average amount freed up, a typical downsizer would be left with just \u00a317,578 after mortgage and moving costs.<\/p>\n<p>But not everyone\u2019s goal is to retire on the equity, says David Fell, lead analyst at Hamptons. \u201cDownsizing is also about saving on day-to-day running costs. With lower utility and council tax bills on a smaller property, homeowners can easily save \u00a3200\u2013\u00a3300 a month. They also tend to need less maintenance.\u201d<\/p>\n<p>Don\u2019t rule out renting<\/p>\n<p>Other downsizers may opt-out of ownership entirely and choose to <a class=\"post_in-line_link\" href=\"https:\/\/inews.co.uk\/topic\/renting?ico=in-line_link\" rel=\"nofollow noopener\" target=\"_blank\">rent<\/a> instead. The prospect of banking their equity and skipping the stamp duty bill is growing in popularity, says Neil Bishop, general manager at The Senior Move Partnership, a concierge service for downsizers.<\/p>\n<p>\u201cLooking back just three years ago, few developers were building retirement properties to rent,\u201d he said. \u201cNow there\u2019s a lot more choice but a lot of people find it overwhelming. Although it was unplanned, she now thinks the experience was helpful.<\/p>\n<p>\u201cMy top tip is to treat downsizing as a three-stage process,\u201d says Eleanor, 55, founder of noon.org.uk, an online community for women in mid-life.<\/p>\n<p>\u201cFirst, sell your big house and get rid of your stuff, then go and live somewhere temporary. That way the stakes aren\u2019t so high when you are choosing where you will live [permanently]. Once you\u2019re out of the house and in your rented place you\u2019ll have a clearer sense of what you want.\u201d<\/p>\n<p>You\u2019ll also be a cash buyer when you do buy, preferred by sellers because of the speed at which you\u2019ll be able to complete the purchase, which puts you in a strong position.<\/p>\n<p>Eleanor and her husband are now flat-hunting near Hampstead Heath, her favourite spot for swimming. They have so far viewed around 50 properties and are hoping to make their choice soon. After the purchase, they expect to bank several hundred thousand pounds.<\/p>\n<p>While Eleanor had been in the family home since she was 30, she says living there \u201cdidn\u2019t make sense anymore\u201d. The space, proximity to good schools and easy London commute that were so important when they were bringing up children were no longer relevant now that her daughters are in their twenties and at university.<\/p>\n<p>Despite knowing it was the right decision, Eleanor says leaving was a \u201cterrible wrench\u201d and packing up was both emotionally and physically exhausting.<\/p>\n<p>\u201cYou have to go through dusty boxes, which are mostly full of absolute rubbish but there will be a few things in there, photographs or letters from someone who is now dead which are precious,\u201d she says.<\/p>\n<p>When the time came to leave, the family carried out farewell ritual \u2013 each placing a special item from the house into the fireplace, thanking their home and talking about the happy memories made there.<\/p>\n<p>Mortgage-free and with money in the bank, Eleanor only has to take on the work she wants to and has money to help her daughters onto the property ladder or clear student loans. <\/p>\n<p>\u201cI run my own businesses and don\u2019t feel any financial pressure,\u201d she says.<\/p>\n<p>Equity release \u2013 a viable alternative?<\/p>\n<p>If you can\u2019t bear to move out of your home, the alternative to freeing up cash is to take out an <a href=\"https:\/\/www.google.com\/url?client=internal-element-cse&amp;cx=011782314020777428663:ycznkklrfq5&amp;q=https:\/\/inews.co.uk\/topic\/equity-release&amp;sa=U&amp;ved=2ahUKEwi3xpfbpJuVAxX4UKQEHdOiAocQFnoECAgQAQ&amp;usg=AOvVaw1Z2j0IUzLNxLt2vxLYRmuL&amp;fexp=121762485,121762486,121695402,121575042,121575040\" rel=\"nofollow noopener\" target=\"_blank\">equity release<\/a> mortgage. The most common type is called a lifetime mortgage.<\/p>\n<p>To qualify, you need to be over 55 and a homeowner. Any outstanding mortgage balance must be repaid using the lifetime mortgage. The remaining balance is either paid as a tax-free lump sum or left in an account with the provider to drawdown sums when you need them.<\/p>\n<p>The debt is repaid when the last remaining mortgage holder dies or moves into long-term care. You can pay is back earlier, but hefty early repayment charges often apply.<\/p>\n<p>Loans are usually capped at 50 per cent of your property\u2019s value, and lenders can be choosy over the property types they will accept.<\/p>\n<p>Lifetime mortgage rates depend on your age and factors such as health and lifestyle. They currently start from around 6.5 per cent for the smallest loan-to-values, according to broker Key.<\/p>\n<p>You don\u2019t have to pass any affordability tests to qualify or make any repayments if you don\u2019t want to.
