In 2025, the Balearics<\/a> topped the list for property sales worth over 500,000 euros to foreign buyers<\/a>, accounting for 41.79 per cent of the national total, with 70.34 per cent of these buyers being from the European Union, according to the Ministry of Housing\u2019s Housing and Land Observatory.<\/p>\n

Last year, the value of Spanish households\u2019 property wealth reached 7.73 trillion euros in Spain<\/a>, having increased by almost 13 per cent compared with 2024. With this latest increase, property wealth in Spain has been rising continuously since 2014, with double-digit growth over the last two years.<\/p>\n

In fact, 2025 saw both the highest valuation of household property wealth and the highest year-on-year growth. Since 2003, when records began, the figure had never before reached 7 trillion euros. The strong growth in the housing stock and property prices since the late 1990s led to high year-on-year rates from 1998 onwards, exceeding 20 per cent annually between 2002 and 2004, until property wealth reached a valuation of 6.24 trillion euros in 2007, at the height of the sector\u2019s \u2018boom\u2019, exceeding GDP by more than five times.<\/p>\n

However, following the bursting of the property bubble, households\u2019 property wealth began to fall, a trend that continued for six years until it reached its lowest level in 2013 at 4.1 trillion. As for transactions in 2025, their value increased by 3.1 per cent. Consequently, the total value of transactions carried out by foreign buyers amounted to 12,049.4 million euros, of which 92 per cent related to second-hand properties and only 8 per cent to new-build properties.<\/p>\n

It is worth noting that in 2019 the value of property purchase transactions stood at 15,456 million euros (a figure comparable to that of 2007), after which there was a sharp decline in the value of property purchases by foreigners, with the greatest fall occurring in 2009 (4,712 million). According to data from the Ministry of Housing and Urban Agenda, in 2025 transactions by foreigners accounted for 16.9 per cent of the total, amounting to 126,981 transactions, which is 2,374 fewer than in the previous year.<\/p>\n

The United Kingdom<\/a> tops the list, accounting for 7.97 per cent of property sales by foreign buyers, followed by Germany (6.52 per cent) and the Netherlands (6.31 per cent). The highest proportion of new-build home purchases was recorded among citizens of Poland (39.84 per cent), Belgium (34.49 per cent), the Netherlands (32.91 per cent) and Hungary (24.98 per cent).<\/p>\n

Conversely, the purchase of second-hand homes accounted for a higher proportion among citizens of France (86.42 per cent), Morocco (85.28 per cent), Ireland (84.05 per cent), Romania (83.90 per cent), Italy (82.68 per cent) and China (81.76 per cent).<\/p>\n

As regards the regional distribution of transactions exceeding 500,000 euros, the Balearics stood out, accounting for 41.79 per cent of the total, followed by Madrid, with 24.4 per cent of foreign purchases of this type; Andalusia, with 19.22 per cent; and Catalonia, with 13.15 per cent.<\/p>\n
