A mansion on San Francisco’s exclusive Billionaires’ Row has sold for $42 million, marking the city’s most expensive home sale of 2025 as demand for luxury real estate skyrockets on the back of an artificial intelligence wealth boom.

The off-market sale of 2930 Broadway closed this week, eclipsing the previous high of $30 million for a Sea Cliff property sold in January. The 7,320-square-foot home was designed in 1928 by Arthur Brown Jr., the architect behind San Francisco City Hall and the War Memorial Opera House.

The seller was the estate of Brooks Walker Jr., a longtime Bay Area business and civic leader who died in 2024 at 96. His family had owned the property for roughly six decades. 

The buyer, listed as HOS Pacific LLC, is a California company with ties to Texas, according to the Business Times, which first reported the deal. Buyer’s agents Joseph Lucier and Stacey Caen of Sotheby’s International Realty declined to comment.

The record-setting sale comes amid a sharp rebound in San Francisco’s luxury market. According to Compass, sales of homes priced above $5 million surged 55% year over year, while total home sales rose 35%.

Local agents say an influx of new tech wealth — particularly from artificial intelligence startups — has driven an “epic surge” in luxury demand. 

“The city is just flush with cash right now — and there’s not enough inventory to keep up with it,” said Peter Rodway, a senior partner at Neal Ward Properties, told the Chronicle earlier this month.

Even at $42 million, the Broadway sale doesn’t come close to San Francisco’s all-time record. 

Last year, entrepreneur and philanthropist Laurene Powell Jobs bought a mansion just down the street for $71 million, setting a benchmark that still stands. 

Beyond the city, the Bay Area’s biggest deal of 2025 happened in Woodside, where Green Gables — a 74-acre estate long considered one of the region’s crown jewels — sold in September for $85 million. 

That price was far below its original $135 million listing, but it still ranks among Northern California’s most remarkable real estate sales.
