Dreaming of living in a sand castle in coastal California?

For a cool $108 million, you can — in beautiful La Jolla.

There, giant sand castle-like mansion modeled after the Château de Versailles is one of the most expensive homes on the market in the Golden State these days — along with a $135 million new-build dwelling with a jazz bar and a 30,000-square-foot Georgian residence on 137 acres in Los Angeles.

The sky-high prices appear to defy a slowdown in the luxury market over the last few years, particularly in LA, where just 13 homes sold for $50 million or more in 2025, down from 55 in 2022, according to data from Realtor.com.

Are sellers delusional? Is the luxury market immune to consumer caution?

Whatever the case, these sun-kissed trophy listings offer all the eye candy you need today. Here are the Golden State’s 10 most expensive homes now listed for sale on Realtor.com.

1. $135 million: 1261 Angelo Drive, Beverly Hills

Tied for the crown as California’s most expensive home, this modern masterpiece is pure billionaire fantasy. The 50,000-square-foot stunner boasts 16 bedrooms, 27 bathrooms and 6 private acres perched high above the Los Angeles basin, with sweeping views that stretch all the way to the Pacific.

“It’s one of the great view properties on the West Coast,” said Kurt Rappaport, of Westside Estate Agency, who co-listed the estate with Stephen Shapiro.

Its $135 million ask is certainly high, but it still comes at a discount. Realtor.com data shows the megalith initially asked $195 million in 2024 before lowering its price to $175 million in 2025, and then to its current $135 million in early 2026.

Built in 2012 as a passion project — not a cookie-cutter spec, Rappaport noted — the sleek showstopper conquers the impossible feat of feeling serene despite its oversized proportions.

“It’s very calm and soothing for a house of this size,” Rappaport said. “It’s a home where someone can entertain on a very large scale or a very intimate scale.”

2. $135 million: 607 Siena Way, Los Angeles

For those who can splash out some real cash, here’s developer Ardie Tavangarian’s spec mansion Villa Siena, whose $135 million asking price ties it for first place.

Comprising more than 33,000 square feet, this newly built eight-bedroom, 20-bath Bel-Air behemoth was designed as a full-sensory experience, wrapped in natural teak and stone with soaring 30-foot walls of glass.

A four-story floating staircase sets the tone, while the primary suite ups the ante with a retractable roof made for stargazing.

Extensive amenities include a 22-seat cinema, a wellness center and a car gallery with its own jazz bar. There are two pools, one of which is on the rooftop overlooking LA and the Bel-Air Country Club. It’s all on a 1.2-acre lot.

“The house has every amenity, every bell, every whistle,” said Rayni Williams of the Beverly Hills Estates, who co-listed the property with her business partner, Branden Williams. “It’s a complete James Bond-style, top-of-the-line smart home with the most high-tech spa ever to be installed in a residential estate.”

The listing — which originally asked $177 million in 2025 — is also repped by Shana Tavangarian and Emilia Tavangarian (Ardie’s daughters) of the Beverly Hills Estates, as well as Drew Fenton of Carolwood Estates.

3. $125 million: 24331 Coto de Caza Drive, Coto de Caza

In affluent Orange County, this stately listing is a red, white and blue slice of power-player history.

Once the backdrop for soirées attended by the likes of President Ronald Reagan and First Lady Nancy Reagan, the legendary Lyon Estate was built in 1986 by US Air Force Reserve commander General William Lyon inside the ultra-exclusive Coto de Caza gates.

Sprawled across a staggering 137 acres, the 21,000-square-foot Georgian main house packs eight bedrooms and 11 baths. The estate boasts a 70-car museum-worthy garage, equestrian facilities with a 10-stall barn, two private lakes and three guest houses. Need more? There’s also a 64-acre parcel approved for future development.

“Most properties at this price offer one or two standout features,” said Josh Altman, whose team at Douglas Elliman represents the property. It has been for sale since May of last year, according to Realtor.com. “This offers everything, plus flexibility. You get privacy without isolation, acreage without being remote, and a finished estate without sacrificing future upside.”

4. $125 million: 7661 Curson Terrace, Los Angeles

Perched like a billionaire’s eagle’s nest, California’s next priciest home — and tied with No. 3 — is a 22,000-square-foot trophy with seven bedrooms, 12 baths and swagger to spare.

Built by ultra-luxury developer Scott Mitchell, whose homes routinely trade north of $150 million, the estate boasts a state-of-the-art screening room, a billiards lounge, a bar, an infinity pool and a 12-car motorcourt.

It listed for sale in September 2025.

More than 10,000 square feet of deck terraces float above the city, offering unobstructed views from downtown to the ocean. “You’re on your own island,” said listing agent Branden Williams, who shares the listing with Rayni Williams.

Needing no updates, the house is move-in ready, he said, coming fully furnished down to complimentary Oral-B 3D toothbrushes.

5. $110 million: 6962 Wildlife Road, Malibu

Clocking in at No. 5, this $110 million Hollywood icon lives on the wild side. A recent addition to the Malibu market, it listed for sale in September 2025, according to Realtor.com

Billionaire venture capitalist Riaz Valani, the original investor in e-cigarette maker Juul, and his wife Augusta Tigrett reportedly snapped it up in 2019 for $40 million. But the property’s most famous owner was late Tonight Show legend Johnny Carson, who held it until his death in 2005.

Perched on a bluff along Wildlife Road, the 7,100-square-foot estate, built in 1980, includes a glass-wrapped two-bedroom main house and a tennis court with guest suites, on 4 acres with 327 feet of ocean frontage in scenic Point Dume.

“At this price point, luxury buyers look for irreplaceable rarities,” said Chris Cortazzo of Compass, who represents the property.

Featuring a dramatic atrium with living trees, a triangular dining room, guesthouses and even an NBC-gifted tennis pavilion, it’s Malibu history with blockbuster views.

6. $110 million: 859 Woodacres Road, Santa Monica

This $110 million Santa Monica stunner is where eco-luxury meets golf-course glamour. The 12,240-square-foot, six-bed, six-bath estate sits on the seventh hole of the ultra-exclusive Riviera Country Club.

It listed in August for that sky-high sum.

Built in 2015 on a private 1-acre site, it’s the only Riviera home designed by legendary architect Howard Backen. Featuring board-formed concrete, soaring wood ceilings, steel-frame windows and disappearing glass walls, the house is nearly off the grid with geothermal and solar power.

“It’s totally private with sunset views out to the Santa Monica mountains, overlooking the Riviera,” said Branden Williams of the Beverly Hills Estates, who co-listed it with Rayni Williams, as well as the Agency’s Sandro Dazzan. “To me, this is art you can live in.”

7. $108 million: 1900 Spindrift Drive, La Jolla

Dubbed “The Sand Castle,” this La Jolla Shores fantasy in San Diego County is pure coastal excess.

The waterfront palace sits next to the ultra-exclusive La Jolla Beach & Tennis Club, known for its five-star accommodations and five-year waitlist.

The 10-bedroom estate boasts a 162-foot seawall, built in 1955 and grandfathered in, plus a private beach and nearly an acre of oceanfront land. Inside are gold-gilded rooms, 19th-century chandeliers, mermaid statues, a Thassos-tiled saltwater pool, a spa, cabanas and even sea caves for lobster catching — one with an elevator straight to the kitchen.

“It also lives very warm and friendly,” said Brett Dickinson of Compass, who co-listed the manse with colleague Ross Clark, adding that 17 billionaires have taken a look so far.

8. $100 million: 620 Arkell Drive, Beverly Hills

Some properties don’t just sell luxury; they sell bragging rights.

This 18,400-square-foot Beverly Hills beauty flaunts floor-to-ceiling picture windows, a sleek marble fireplace and, not one, but two primary suites — but insiders say the real flex is the address.

Unlike many 90210 homes folded into LA, this one scores full Beverly Hills perks, from elite schools to emergency services.

“It’s the most coveted, most expensive, hardest-to-get-into neighborhood in Beverly Hills,” said listing representative Rayni Williams. She shares it with Shawn Elliott of Nest Seekers International and Tomer Fridman of the Fridman Group.

And in star-studded Trousdale Estates — where 14-foot height limits rule and caissons are prohibited — this is one of just six homes with a second story and a deck, Williams added.

9. $95 million: 729 Bel Air Road, Los Angeles

Known as “Villa dei Fiore,” this nine-bedroom, 20-bath Italianate estate sprawls across more than 3 lush acres.

Its $95 million asking price may indeed make jaws drop, but that’s a discount off the higher $120 million it first asked in February 2025. The seller is the estate of the late financier Robert Day.

The Italianate estate dazzles in the evening hours.

Straight out of a European fantasy, the park-like grounds offer a private resort, with botanical gardens, waterfalls, koi ponds, rose gardens, a padel court and palms swaying in the breeze.

“It has a very European, classic sensibility that can be modernized, but while respecting the architecture, which is very true to old Bel-Air,” said Rappaport, who has the listing.

Designed for sophisticated globetrotters, it’s equal parts grand entertainer and lock-and-leave escape, he said.

10. $85 million: 53370 Ross Avenue, La Quinta

At No. 10 on the list is this 35,000-square-foot La Quinta mega-estate sprawled across a rare triple lot with 470 feet of frontage on a Tom Fazio golf course.

Designed under the motto, “There is only one ride, and it better be fun,” five kitchens fuel nonstop entertaining, while indoor and outdoor championship pickleball courts allow some healthy competition.

Nighttime pops off inside “Da Club,” a private nightclub with a bar, a DJ booth and a golf simulator, while four glass-pebble pools and 32 fire features ignite a world-class lifestyle.

“The home was designed to function as its own private world,” said Compass’s Ginger Glass, the mansion’s owner, who co-listed the Riverside County property with Alexandra Glass of Compass. “It was built to enjoy and celebrate life to the fullest.”
