The housing market keeps getting tougher, especially in major cities (not just in the U.S., but worldwide), with Los Angeles topping the charts for fastest-rising living costs. Still, that doesn’t mean you have to give up on living in one of America’s most vibrant regions, known for its perfect weather and lively culture.
Just about an hour and a half north of L.A. on a clear day lies a city experts call the most affordable in SoCal, and one of the cheapest anywhere in the state.
A wallet-friendly spot in Kern County
With just over 400,000 residents and the Kern River as its main natural attraction, Bakersfield takes the top spot as the most affordable place to live in SoCal, according to real estate platform Houzeo.
The most recent report from the platform shows that homes in Bakersfield are surprisingly accessible for SoCal standards. The median home price sits at $441,009, while renting goes for around $1,995 per month. Overall, the cost of living is about 18% below the California average, making it a standout option for anyone looking to enjoy Southern California without breaking the bank.

Bakersfield offers an affordable California lifestyle with a warm climate, friendly neighborhoods, and plenty of outdoor spaces. The River Walk Park, local golf courses, and the nearby mountains are a must for nature enthusiasts. But the best part is, by far, its closeness to Highway 99, providing easy access to the Sierra Nevada.
The job market in Bakersfield is steady, with opportunities in oil, farming, healthcare, freight transport, and education. Major employers include Chevron, Grimmway Farms, and Kern Medical, providing a mix of careers for locals.
Best neighborhoods to live in Bakersfield
According to Houzeo, Bakersfield offers neighborhoods for different lifestyles. Seven Oaks is an upscale suburb with gated communities, top schools, and local spots like The Tavern. Stockdale Estates features large lots, mature trees, and nearby shopping at Stockdale Village. Westchester, one of the city’s oldest areas, combines small and midsize homes with easy access to the Kern County Museum and downtown restaurants.
