A long-planned housing development in Sacramento’s Upper Land Park neighborhood is moving forward with a new design.

REgroup Architecture has submitted an application to the city to build a new three-story condominium building on a vacant lot at 401 First Ave. along the quickly developing West Broadway corridor, according to a city email.

The project would contain 38 condominiums for sale and 34 parking spaces, according to the application.

The site is across Broadway from the studios and offices of KXTV, the ABC affiliate on Channel 10.

The project does not require approval from the Planning and Design Commission or the City Council, said Kelli Trapani, a city spokesperson. Staff will consider it at a public hearing that has not yet been scheduled.

A previous plan for the project would have included 49 apartments for rent from REgroup and developer N8 Communities, which are also proposing the new version of the project.

Developer N8 Communities Inc. plans to start construction in January and complete it by January 2028, said Gary Lewis of REgroup.

The development will be called Chex because the units color scheme will alternate black and white, creating a checkered pattern, Lewis said.

The location has historically been industrial but sits near The Mill at Broadway, where nearly 1,000 market-rate homes have recently opened or are under construction.
