OpenAI has leased an industrial building in the East Bay, expanding its physical Bay Area footprint, as it pushes further into robotics.

The San Francisco-based artificial intelligence company has signed a lease for a 202,000-square-foot warehouse at 1411 Harbour Way South in Richmond, according to the San Francisco Business Times, which cited county documents and a source familiar with the deal.

The waterfront site spans about 15.75 acres and was originally developed for battery startup Moxion Power, which filed for bankruptcy in 2024 and never occupied the space. 

The property offers more than 14,000 amps of power — far above the 200 to 4,000 amps typical in most industrial buildings — making it well suited for energy-intensive uses such as robotics and advanced manufacturing.

OpenAI did not respond to requests for comment about the lease or its plans for the site, which is near the Richmond ferry terminal on the city’s historic waterfront.

The deal marks the company’s first known expansion across the Bay Bridge and reflects its growing investment in robotics. 

OpenAI has recently increased hiring of robotics engineers and is building a humanoid robotics lab in San Francisco. In December, the company told employees it planned to open a second robotics-focused facility in Richmond and has since posted job listings tied to the site.

The move comes as OpenAI continues to rapidly expand its real estate portfolio across the region. 

In San Francisco, the company recently finalized a roughly 280,000-square-foot sublease at the former Dropbox headquarters in Mission Bay, bringing its total commercial space in the city to more than 1 million square feet. It has also leased 450,000 square feet in Mountain View— its first major presence in the South Bay — according to property records.
