New housing is on the rise near the Los Angeles River in Atwater Village.

Just off of Fletcher Drive at 3120 Atwater Avenue, construction is currently in progress for a trio of small lot homes on a roughly 7,400-square-foot site. The property was previously developed with a 1920s single-family dwelling.

Approved plans show contemporary four-story structures, with design work by LUMX, Inc. Included in the project are two attached accessory dwelling units.

Tham Sy is listed as the applicant and developer. Other members of the project team include BWU Consultants, Inc. and Perfect Design and Investment, Inc., with Ping An Construction Development Services serving as contractor.  

City records indicate the land last sold for $600,000 in 2023.
