Seven-story project will bring 126 apartments and a 45-room hotel to Santa Monica Boulevard despite local pushback.
State housing mandates have cleared the way for The Bond Hotel & Residences, a seven-story mixed-use complex slated for the busy intersection of Santa Monica Boulevard and Orange Grove Avenue.
The project, spearheaded by the development firm Faring, will feature a 45-room boutique hotel alongside 126 apartments. The residential component includes a mix of studio, one-, two-, and three-bedroom floor plans, with 20 units set aside specifically for affordable housing.
Designed by Kevin Tsai Architecture, the development also incorporates 4,473 square feet of ground-floor restaurant space and a two-level subterranean parking garage with room for 104 vehicles.

The West Hollywood City Council recently affirmed the Planning Commission’s earlier approval of the site at 7811 Santa Monica Blvd., despite vocal opposition from the local community. Critics of the plan included members of Brick Fitness, a gym currently occupying the site that will be forced to relocate, and parents from a neighboring school who raised concerns over the building’s scale and impact.
California’s rigorous housing laws effectively compelled the city’s approval, as the project met essential density and affordability requirements that limit municipal discretion.
