A triplex near Old Town Clovis has sold for a record $849,900, marking the highest recorded sale price for a triplex in the city.
The property at 264 Osmun Ave. was sold on May 26 following multiple offers and a competitive bidding process, according to listing broker Jeff Kim.
Kim said the sale reflects the unique demand for Old Town Clovis rather than broader multifamily market conditions.
“Overall I am seeing more inventory come to market, more properties are staying on the market longer and generally speaking, I think prices are somewhat stabilized,” Kim said. “But in Old Town Clovis specifically, there’s so much desirability and so much demand.”
Built in 1985, the triplex includes three two-bedroom, 1.5-bath townhome-style units, each totaling 1,360 square feet and including a detached single-car garage. The property is within walking distance to several Old Town Clovis businesses.
Kim said the listing first hit the market at $799,000 before multiple full-price offers led the seller to raise the asking price to $849,900.
The winning buyer was a local investor who already owns rental properties in the area. The property’s walkable location near Old Town Clovis was a major driver of investor interest, Kim said.
According to Zillow, the property was listed for sale on April 21.
