The Woodward Center at 7102–7112 N. Fresno St. leads the Central San Joaquin Valley’s office market by a wide margin, topping the list at 193,266 square feet across four Class A buildings — a complex built out over nearly a decade between 1991 and 1999. It’s leased through Newmark Pearson Commercial.
That’s according to The Business Journal’s annual list of Office Complexes published May 29, compiled through surveys by researcher Alex Light.
Close behind is the IRS Building at 1325 Broadway Plaza in Downtown Fresno — a 180,481-square-foot, six-story structure built in 2004, making it one of the tallest and largest single-building offices on the list.
The River Park corridor, anchored near Highway 41, continues to dominate mid-tier Class A supply. The 45 E. River Park Pl. West building checks in at 137,094 square feet across six stories, built in 2007. A smaller companion building at 5 E. River Park Pl. W adds another 66,476 square feet, both managed by Newmark Pearson and Nick Zinkin Realty.

The list reflects how Fresno’s professional office market clusters along two main corridors: north Fresno (Shaw, Herndon, Marks and First Street corridors) and the downtown Civic Center district, where three Civic Center Square properties collectively represent roughly 236,000 square feet.
Outside Fresno, Visalia makes a notable appearance. The Tuscan Plaza Office Park at 205–329 E. Caldwell Ave. offers 105,400 square feet of professional office space, built out from 2008 through 2025. Hyde Park on W. Mineral King Ave. adds another 83,132 square feet, managed by Graham & Associates.
Vacancy data is largely undisclosed across the list — a pattern that limits market analysis. Of the properties that did report, 625 W. Alluvial Ave. showed 22,000 square feet vacant out of 44,000, and 6051 N. Fresno St. reported 12,500 square feet available. Most leasing rates were also withheld.
Newmark Pearson Commercial appears as the dominant leasing firm, handling more than a dozen properties on the list.
