Median home prices in California are at an all-time high with Bay Area sales helping set a new record for the state, the California Association of Realtors said.

New numbers released by CAR show the median price for a single-family home in the state is $930,260 as of May 2026. The record is a 2.3% jump since April 2026, which is more than double the historical average increase between the two months.

In the Bay Area, the region also set a record high last month with a median price for a single-family home at $1.45 million — a 3.6% jump from April.

Three Bay Area counties saw median home prices over $2 million, the highest across the state. These include San Francisco, San Mateo and Santa Clara counties.

San Francisco County’s median is currently $2.2 million, a 22.2% increase since May 2025.

San Mateo County’s median is currently $2.4 million, a 9.1% increase since May 2025.

Santa Clara County’s median is currently $2.1 million, a 2.5% decrease since May 2025.

Not every Bay Area county saw an increase: Marin County saw 4% drop and Santa Clara County experienced a 3.3% dip.
