Sacramento’s housing market stayed competitive in May, remains tight
ALL RIGHT. SO THE SPRING HOME BUYING SEASON IS IN FULL SWING ACROSS THE SACRAMENTO REGION. BUYERS HAVE MORE OPTIONS THAN THEY DID JUST A MONTH AGO. AND COMPETITION REMAINS STRONG. JOINING US THIS MORNING IS WITH THE SACRAMENTO ASSOCIATION ASSOCIATION OF REALTORS. THANK YOU SO MUCH FOR JOINING US. THANK YOU MIKE. OKAY. SO WE’RE TAKING A LOOK REALLY AT THE NUMBERS BETWEEN APRIL AND MAY. SO WHAT STOOD OUT TO YOU? SO APRIL MARKET IS USUALLY WE ARE GETTING INTO THE FAST PERIOD OF TIME. SO APRIL MARKET WE SEE IT’S STILL SLOW. APRIL WE HAD AROUND 3030 DAYS OF AND RIGHT NOW WE ARE AT 26 DAYS, 24 TO 26 DAYS. SO HOUSES ARE FLYING FASTER, A LITTLE BIT FASTER, NOT TOO FAST. IT’S GONE UP BY 13%. THERE IS A SLIGHT UPTICK OF 10% MORE OF INVENTORY IN THE MARKET, BUT THAT’S WHAT HAPPENS DURING THIS MARKET. IT’S A SPRING MARKET. IT’S A HEALTHY MARKET. AND THAT’S WHAT PEOPLE ARE SUPPOSED TO LOOK. WHAT TYPICALLY IS THE RANGE THAT YOU REALLY START TO SEE THE MEAT OF THE INVENTORY TICK UP. SO IN WHEN WE START TAKING A TAKING UP IN THE MAY, JUNE AND JULY MONTH. BUT THIS IS THE TIME WHEN PEOPLE ARE READY TO MOVE SCHOOLS OUT OF THE SCHOOLS, OUT OF THE WAY, AND BEFORE THE MARKET, RIGHT BEFORE THE SCHOOL YEAR STARTS. PEOPLE WANT TO MOVE AND START IN A NEW SCHOOL DISTRICT. MAYBE THAT MAKES SENSE. SO OKAY, WHEN IT COMES TO THE PRICES OF HOMES, ARE WE SEEING IT START TO PETER OUT OR ARE THEY GOING UP DOWN? WHAT’S USUALLY THE TREND YEAR OVER YEAR, THE PRICES ARE UP BY 2.3%. AND FROM APRIL TO MAY YOU WILL SEE THE PRICES ARE UP BY 2%, WHICH BASICALLY SAY THAT WE ARE STUDYING OUT MARKET IS SOLID. MARKET IS COMFORTABLE, BUT THERE IS STILL A $1 INCREASE PER SQUARE FOOT EVERY MONTH. OKAY, SO AT WHAT POINT DO YOU START TO SAY, OKAY, THIS IS A SELLER’S MARKET AND IT TRANSITIONS OVER INTO A BUYER’S MARKET. WHENEVER WE HAVE AN INVENTORY OF ONE, TWO, THREE MONTHS OF INVENTORY, THAT MEANS WE ARE IN A SELLER’S MARKET. IF WE HAVE 4 TO 6 MONTHS OF INVENTORY, WE ARE IN A NEUTRAL MARKET. ANYTHING ABOVE SIX MONTHS IS CONSIDERED A BUYER’S MARKET. WE ARE STILL IN 2.2 MONTHS OF INVENTORY, WHICH MEANS THAT WE ARE IN THE MARKET. SELLERS ARE STILL IN THE DRIVING SEAT. OKAY. SO WHAT DO YOU SEE GOING FORWARD AS FAR AS LIKE MAYBE THE NEXT MONTH? BECAUSE MAY AND JUNE, LIKE YOU SAID, WE START TO SEE THAT INVENTORY CONTINUE TO CLIMB. THE DATA SHOW THAT THE PEOPLE ARE MOVING WITH INTENTION. SO IF YOU ARE BUYING OR SELLING, MAKE SURE THAT YOU ARE NOT JUST PLANNING IT, YOU ARE MOVING ON IT TOO. SO START TALKING TO YOUR REAL ESTATE PROFESSIONAL BECAUSE MARKET IS GOING TO GET FASTER A LITTLE BIT, BECAUSE THIS IS THE TIME WHEN PEOPLE ARE SELLING HOUSES AND PEOPLE ARE BUYING HOUSES. The Sacramento housing market stayed active and competitive in May, with more homes hitting the market and buyer demand remaining strong.Inventory rose 10.4% from April, while pending sales increased 3%, signaling continued momentum heading into summer, according to the latest housing data released by the Sacramento Association of Realtors.Homes sold quickly, averaging just 26 days on the market, and sellers continued to receive 99% of their asking price.The average sold price climbed to $623,000, up 2.3% from a year ago.”People are moving with intention.
