BAKERSFIELD, Calif. (KGET) — Real estate experts have reported that a single-family home in Bakersfield saw a 2.2% rise in demand in May.
The report comes as the median price of homes in the city rose to $410,000, about 0.4% down from May 2025.
“With demand rising and interest rates rising slightly, the market remains stable,” the report stated.
Zooming out, the state of California’s average unit price per square foot increase by 1% in May. The state’s mean price per square foot is about $447, while Bakersfield’s is about $241, marking a 46% difference in price.
California’s median home price is about $930,200 — which is 126% higher than Bakersfield’s, marking a significant increase from the prior month.
The report stated that new housing listings increased in May as well.
The annualized appreciation rate dipped to 0.41%, a decrease from 0.8% in April.
“Overall, the data reflect a market characterized by flat-to-modestly increasing prices, reduced new listing activity, faster sales absorption, and a significant slowdown in annualized appreciation compared to the prior year, consistent with a market in transition toward more balanced conditions,” the report stated.
