A new private community in California’s Carmel Valley is betting that ultra-high-net-worth buyers are looking for something increasingly hard to find: space. Called One Carmel, the sprawling, 891-acre development has launched sales for 73 homesites and built residences, making it one of the last major land offerings on the Monterey Peninsula. The parcels, some as large as 12 acres, sit among the rolling hills of Carmel Valley and look out over the mountains and, in some cases, all the way to the Pacific.
The first release includes a limited collection of undeveloped homesites starting at $6 million. Buyers can also opt for move-in-ready residences designed by BAR Architects & Interiors beginning at $15 million or work with One Carmel’s roster of architects to create custom homes. Those bespoke residences will be offered in two tiers, with estate homes starting at $15 million and larger trophy compounds priced from $25 million.

The project has been more than a decade in the making for Crystal Jiang, founder and chairman of Hong Kong-listed DL Holdings Group, a multi-family office and investment platform that serves wealthy families across the Asia-Pacific region. Jiang gradually assembled the property parcel by parcel before envisioning it as a residential community.
“At some point, I stopped seeing the property as a real estate opportunity and began seeing it as a responsibility,” Jiang said. “Destinations like this are increasingly rare. In a world that moves faster every year, true sanctuary has become one of the most valuable luxuries of all.”

Rather than maximizing density, Jiang worked to preserve the landscape’s natural character. “I believe true luxury today is not excess; it is space, privacy, authenticity, and a meaningful connection to nature,” she said.
The homes themselves are being conceived as what the developer calls “art residences.” No two are expected to be alike, with each designed to respond to its specific parcel and surroundings. The residences will incorporate natural materials such as weathered wood and stone and are intended to blend into the landscape. Buyers will also have the option of working with art consultants to curate collections for their homes.

Plans for the community include a residents’ clubhouse, private hiking trails, concierge services, and wellness programming. The development will also restore September Ranch, the only public equestrian center in Monterey County, with indoor and outdoor arenas, boarding facilities, and more than 12 miles of riding trails. The property’s historic red barn is being reimagined as a venue for art exhibitions, performances, and culinary events.
Beyond the property, homeowners can opt into One Place, a private membership network that will offer access to clubs and wellness experiences in destinations including Hong Kong, Tokyo, London, Taiwan, and Palo Alto. Jiang expects the community to attract entrepreneurs, investors, and multigenerational families seeking more than another vacation home. “Ultimately, I believe the future of luxury is not about owning more things,” she said. “It is about creating a richer quality of life.”
