Redwood West, in partnership with Panattoni, has acquired The Pike, Long Beach, California’s premier waterfront retail, dining, and entertainment lifestyle center. The acquisition price and seller were not disclosed.
Located, at 95 S. Pine Ave, The Pike is a 394,616-square-foot lifestyle center that has long served as a gathering place for residents, visitors, and the surrounding community. The acquisition marks a new chapter for the property, with ownership focused on exciting new leasing, supporting existing tenants, and creating opportunities for community engagement and activation.
“Great destinations bring people together,” said John Pomer, Principal of Redwood West. “The Pike’s waterfront is one of Long Beach’s greatest assets. Our vision is to create a vibrant gathering place with experiences, events, and public spaces that invite residents and visitors to connect with the community year-round.”
Built in 2003, The Pike is a landmark retail and entertainment destination situated in the heart of Long Beach’s downtown waterfront business and entertainment district that draws seven million annual visitors. The property is 91% leased to a dynamic mix of retail, dining, entertainment, and lifestyle offerings, anchored by Cinemark Theatres and complemented by waterfront restaurants, retailers, and entertainment venues. High-profile tenants include Restoration Hardware, Cinemark, EōS Fitness, Nike Factory Store, H&M, Levi’s, P.F. Chang’s, Gladstones, California Pizza Kitchen, and Starbucks, among others.
“Successful retail is about more than leasing space—it’s about curating the right mix of retail, dining, entertainment, and experiences,” said Colby Cyburt, Principal of Redwood West. “We’re excited to build on The Pike’s waterfront location and create a merchandising strategy that serves the Long Beach community while attracting new visitors and creating long-term value for our tenants.”
Redwood West and Panattoni will invest approximately $20 million to deliver placemaking initiatives, community-focused events, strategic leasing, neighborhood-serving uses, and experiential activations designed to increase visitation and further strengthen The Pike’s connection to the Long Beach community.
Redwood West will oversee property management, leasing, marketing, and operations, bringing its hospitality-driven approach and experience managing some of Southern California’s most successful mixed-use and waterfront destinations.
The acquisition reflects Redwood West’s and Panattoni’s continued commitment to investing in high-quality retail and mixed-use destinations throughout California. To that end, in March 2026, Redwood West and Panattoni acquired Victoria Gardens, a 1.2 million square foot Inland Empire lifestyle center, for $530 million.
Additional announcements regarding property enhancements, programming initiatives, and leasing opportunities are planned in the coming months.
