AN IMMIGRANT’S STORY: Born in 1942 in what’s now Northern Iran, where his czarist-connected family had moved to escape the aftermath of the Soviet Revolution. They arrived in the U.S. with just $800 and four suitcases when he was 15. Forbes ranked him No. 35 on this year’s list of “the 250 greatest living self-made Americans” and No. 39 on their recent list of the “America’s most successful living immigrants,” in honor of the country’s semiquincentennial. The recognitions are “a lifetime achievement for me; I am in awe of the designation and ranking,” the Emerald Bay resident said. Also has a home in Florida.

BACKGROUND: Worked for Shell, Touche Ross and Motown, where he was a vice president and business consultant to Berry Gordy, helping expand the company from Detroit to Hollywood.

REAL ESTATE: Founded Olen Properties Corp. in 1974, building it into one of Orange County’s largest privately held real estate firms. The Newport Beach-based company owns about 30 million square feet of offices, flex space and apartments across eight states, generating an estimated $300 million in annual cash flow.

Primary expansion for Olen over the past decade has been for apartments, which are largely concentrated outside OC.

GOING BIG: Closed 2025 with a bang, completing the largest single-property apartment acquisition in its history, for a 636-unit complex in the Atlanta area. It paid close to $180M for the IMT Deerfield, a garden-style rental complex.

WALL STREET BOOST: Sources familiar say Olenicoff remains heavily invested in the stock market, with a Nasdaq-focused, tech-heavy portfolio reported to be in excess of several billion dollars. Our latest estimate for Olenicoff’s wealth factors in stock gains near 30% for the past year. Some of those gains reported to have been used for the Alpharetta apartment buy, and to pay down debt; Olen is currently estimated to carry about half a billion dollars worth of Fannie Mae-issued and other debt, primarily for its apartments. Unlikely to refinance that debt until rates drop.

PHILANTHROPY: Andrei Olenicoff Memorial Foundation, charity for eye health, blindness cure, in memory of Olenicoff’s late son.
