California’s rising cost of living has many residents rethinking life in major cities. As housing, rent, and everyday expenses continue to stretch budgets, more people are looking toward smaller communities where they can trade urban bustle for a quieter pace of life without leaving the Golden State behind.
If that sounds appealing, one Central California city may be worth a closer look. According to the latest study from real estate platform Houzeo, Porterville is the cheapest place to live in California in 2026, offering some of the state’s lowest housing costs and easy access to the outdoors.
California’s cheapest place to live
Located in the San Joaquin Valley, Porterville earned the No. 1 spot in Houzeo’s ranking of California’s 10 cheapest places to live. The city is also known as a gateway to Sequoia National Forest, putting expansive mountain landscapes, forests and outdoor recreation within reach.
The biggest factor behind its ranking is housing. Porterville has a median home price of $325,000 and a median house rent of $1,358, both considerably lower than what you’ll find in many California cities. Its overall cost of living is also 12% below the state average, giving it an affordability score of 8.7 out of 10, the highest in Houzeo’s ranking.
To determine which California cities offer the best value, Houzeo analyzed several affordability indicators, including median home prices, median rent and overall cost of living.
The final score weighted median home prices at 40%, rent at 35%, and overall cost of living at 25%. The latter considered six major spending categories: housing, groceries, utilities, transportation, healthcare, and miscellaneous goods.
