A notice issued by the Department of City Planning sheds more light on plans for a small lot subdivision in El Sereno.

The project, located at 3274 N. Randolph Avenue, calls for subdividing the vacant property into six lots, each of which would be developed with a single family home. Each home would stand three stories in height and include a private garage, patio, and balcony.
Warren Techentin Architecture is designing the homes, which would be clad in materials including stucco and metal.
City records list the project applicant as an executive with 4Site Real Estate, which previously worked with Techentin’s firm on a multifamily residential building at the intersection of Monterey Road and Avenue 60 in Hermon.
