Commercial real estate activity across the Central Valley included a mix of office, industrial and retail leases, building sales and major farmland transactions.

Recent deals reported by local brokerage firms include new and renewed industrial leases in Fresno, office transactions in Fresno and Clovis, retail activity and property sales stretching from Fresno to Los Banos. Pearson Realty also reported several significant agricultural property transactions in Fresno and Madera counties, including the sale of more than 1,200 acres of citrus near Sanger.

Here’s a look at the latest commercial real estate and farmland transactions reported to The Business Journal.

Cushman & Wakefield

A 2,971-square-foot space at 7815 N. Palm Ave., Suite 440, was leased to Alera Group from Park Place Holdings IV, LP. Tony Cortopassi and Marcus Velasquez were the agents, with Scott Buchanan serving as the cooperating agent.

A 23,328-square-foot property at 2048 N. Fine Ave. was sold to Richard Sever Revocable Trust from Rosenberg Associates. Cortopassi and Velasquez were the agents, with Brett Fugman and Connor Fugman of Fortune Associates serving as cooperating agents.

Pearson Realty

Pearson Realty reported the following farmland transactions:

A 120.12-acre citrus and tree fruit property at the northeast corner of Highway 180 and Crawford Avenue in Reedley, Fresno County, was sold. Justin Lawson and Sullivan Grosz represented the seller.

A 27.53-acre vineyard located 4.5 miles west of Kingsburg in Fresno County was sold. Cole Petersen represented the seller.

A 1,247.72-acre citrus property on East Trimmer Springs Road in Sanger, Fresno County, was sold. Dan Kevorkian, Sullivan Grosz and A.J. Ferdinandi were the agents.

A 243.84-acre grazing property on Road 210 in Friant, Madera County, was sold. Robert Nielsen and Cole Petersen represented the seller.

A 29.69-acre vineyard located south of West Shields Avenue on the west side of Dickenson Avenue in Fresno was sold. Kevorkian, Ferdinandi and Grosz were the agents.

A 165.63-acre property consisting of almonds and vineyards across four parcels approximately 9 miles west of Fresno was sold. Kevorkian, Ferdinandi and Grosz were the agents.

Newmark Pearson Commercial

An 850-square-foot office at 1311 Hoblitt Ave., Suite 101, in Clovis was leased to Jennifer Maldonado Ramirez. Troy McKenney of Newmark Pearson Commercial and Kelsey McKenney of Retail California were the agents.

A 1,770-square-foot industrial space at 4634 E. Ashlan Ave., Suite 103, in Fresno was leased to Synergy Film Solutions, Inc. from The Dick 2003 Revocable Trust. Daniel Simon of Newmark Pearson Commercial was the agent in cooperation with Jacob Rivas of Colliers.

A 2,673-square-foot office at 45 Park Place West, Suite 101, in Fresno was leased to Schaeffer & Horg from 45 River Park Place, LLC. Phil Souza, Nick Sorensen and Luke Tessman of Newmark Pearson Commercial and Nick Zinkin of Nick Zinkin Realty were the agents in cooperation with Brandon Lamonica of Fortune Associates.

A 5,400-square-foot industrial lease renewal at 2740 E. Woodward Ave. in Fresno was completed for Gacs Enterprises, Inc. from Viejo Capital, LLC. Simon was the agent.

A 5,556-square-foot industrial space at 1155 E. North Ave., Suite 106, in Fresno was leased to MGT Impact Solutions from North Pointe BP, LP. Ethan Smith, SIOR/CCIM, of Newmark Pearson Commercial was the agent.

A 6,144-square-foot industrial space at 1155 E. North Ave., Suite 104, in Fresno was leased to Mail Dispatch, LLC from North Pointe BP, LP. Smith was the agent.

A 7,100-square-foot industrial space at 5671 E. Fountain Way in Fresno was leased to Architectural Wood Design, Inc. from the Estate of Jerry Clark. Simon and McKenney were the agents in cooperation with Narek Tamazyan of The W Group.

A 12,000-square-foot industrial space at 1314 E. North Ave., Suite 103, in Fresno was leased to Greengard from Dennis Ray Penner and Brenda Penner Living Trust. Smith was the agent.

A 16,425-square-foot office at 621 Santa Fe Ave., Suite C, in Fresno was leased to the City of Fresno Utilities Department from Vahan H. Chamlian and Anoush Chamlian Trust U/D/T dated Nov. 28, 2017. Scott Christensen of Newmark Pearson Commercial was the agent in cooperation with Brett Todd of Fortune Associates.

A 15,974-square-foot office building at 2580 W. Shaw Lane in Fresno was sold to Antonia Toribio from Fresno County Federal Credit Union. Souza and Sorensen were the agents in cooperation with Sumanjeet Singh of Home Smart Commercial.

Commercial Retail Associates

A 2,000-square-foot space at the northeast corner of Maple and Behymer avenues in Fresno was leased to One Million Nails Salon & Spa from J3 Capital Partners, LLC. Nic Negri, Dylan Bourque and Nathan Negri were the agents in cooperation with Trace Mathias of Commercial West Associates.

Stumpf and Company

A 1,200-square-foot office at 1625 E. Shaw Ave., Suite 137, in Fresno was leased to Omid Counseling Center from University Office Center LLC. Alexandra Stumpf was the broker.

Retail California Pearson Commercial

A 1,200-square-foot retail space at the southeast corner of Betteravia Road, Suite 3-B, in Santa Maria was leased to Yogurtland from SM Freeway, LLC, a Delaware limited liability company.

A 1,340-square-foot retail space at 9525 N. Sommerville Drive, Suite 113, in Fresno was leased to Image Specialty Partners. Kelsey McKenney and Nick Frechou of Retail California were the agents.

A 6,010-square-foot retail lease renewal at 2700 W. Shaw Ave. in Fresno was completed for Carlota Mexican Flavors from West Shaw Village LLC. McKenney was the agent.

A 20,937-square-foot retail property at 1704 E. Pacheco Blvd. in Los Banos was sold to Circle K from Aldina Rotondaro, Vincent Rotondaro, Stephen Rotondaro, Aaron Rotondaro, trustee of the Aaron Louis Rotondaro Living Trust dated Nov. 25, 1989, and Matthew Rotondaro. Rachael Orlando of Retail California was the agent.

An 11.85-acre retail property at the northeast corner of Place Road and Highway 152 in Los Banos was sold to Circle K. The sellers were Aldina Rotondaro; Vincent Rotondaro; Stephen Rotondaro; Aaron Rotondaro, trustee of the Aaron Louis Rotondaro Living Trust dated Nov. 25, 1989; Matthew Rotondaro; Vincent Rotondaro, successor co-trustee of the Frank Rotondaro 1993 Trust; and Aaron Rotondaro, successor co-trustee of the Frank Rotondaro 1993 Trust.
