EMERYVILLE — Ratio Innovation Campus in Emeryville was bought for $63.5 million, documents filed on Sept. 30 in Alameda County show, a price far below its most recent assessed value.

The tech and life sciences campus at the corner of Hollis Street and 64th Street was acquired by a New York City-area investment group linked to Jonathan Scheinberg for $63.5 million, documents filed on Sept. 30 in Alameda County show.

The price for the campus at 6401 Hollis St. was 51% below the $129.5 million seller Beacon Capital Partners paid in 2020. It’s also 57.6% below the property’s assessed value of $149.8 million as of January, according to county real estate files.

Scheinberg, whose LinkedIn page describes him as a life science, healthcare, and knowledge economy real estate investor, is listed as managing principal executive and founder of New York City-based Outshine Properties.

The buying group obtained a $49 million loan from Athene Annuity & Life Co. at the time of the purchase, Alameda County documents show.

With a campus that totals 242,000 square feet, Beacon Capital Partners launched a $24 million upgrade in 2022 that produced a new courtyard, lobbies, amenities, and creative spaces.
