Home developments in Long Beach could lead to lasting impacts, mayor says

  • December 12, 2025

LONG BEACH, Miss. (WLOX) – If you’re a Long Beach resident, you may have noticed more homes popping up throughout the city.

Two subdivision projects, Bear Point and Castine Pointe, bring 560 homes to the city. Long Beach Mayor Tim Pierce said about 50 additional homes have permits to be built throughout the area.

“What it does is it builds the traffic count,” said Mayor Pierce. ”We need more businesses in Long Beach, and as we build the population and the traffic count grows, it will bring in more business.”

JLB Contractors is prepping land off Pineville Road for a 28-lot subdivision. Co-owner Kyle Cassagne is a Long Beach native. He says the city is a prime location for developers and believes more properties will continue to pop up.

“I think the town has a lot to offer folks,” Cassagne said. ”For starters, the number one school district in the state. That’s huge and a great selling point for families wanting to move here to Long Beach. There’s a nice, charming feel to the town, and I think it’s very appealing if you want to come into a small town, plant roots, and be able to raise a family.”

Mayor Tim Pierce said the housing demand in Long Beach is causing a domino effect.

As the population rises, so does business demand, which brings in more sales tax. Mayor Pierce said more money leads to more opportunity.

“It is crucial for a city like Long Beach to build,” said Mayor Pierce. ”With these increased subdivisions and hopefully to follow, increased business, we will be able to raise the salaries of our public employees to at least be competitive with some of the cities around us and pay them what they deserve.”

A portion of Pineville Road by the incoming subdivision property has been closed since Tuesday.

Crews are expected to have it reopened by tomorrow morning.
