It should come as no surprise that California is home to some of the most expensive ZIP codes in the country, according to a new report.

Real estate data firm PropertyShark crunched the latest numbers for this year, looking at registered residential transactions that closed between Jan. 1 and Sept. 30, including condo, co-ops, and single- and two-family home sales. Researchers then calculated median sale prices, rounded to the nearest $1,000, and ranked the top 100 priciest ZIP codes across the nation.

Due to multiple price ties, 121 ZIP codes made it onto this year’s list. A total of 15 states contributed to the country’s top 100 ZIP codes, with California accounting for 61% of the entries. A total of 73 ZIP codes in the state made the list.

Miami Beach, Florida, became the country’s priciest ZIP code, dethroning the Golden State’s Atherton after eight years of dominance. The 33109 ZIP code on Miami Beach’s exclusive Fisher Island had a $9.5 million 2025 median sale price.

Atherton’s 94027 lost its leading spot and fell to second place. The Bay Area enclave had a $8.333 million 2025 median sale price.

“After eight consecutive years as the country’s most expensive zip code, Atherton’s 94027 lost its leading spot as Fisher Island soared far ahead,” the report said. “Still, Atherton posted a modest 5% gain from 2024 to set a new pricing record at $8.33 million. The Bay Area billionaire enclave’s cheapest home sale was $3.2 million this year, while its upper limit was set by a $51.5 million, 10,000-square-foot home, picked up by tech CEO Stephen Luczo.”

Orange County’s Newport Beach became the most expensive city in the country with all six of its residential zip codes among the country’s top 100, according to the report. The Bay Area remained the country’s most exclusive metro with 32 ZIP codes on the list.
