Trumark Homes has its sights on 175 new homes coming to two Orange County communities, one in Irvine and the other in Rancho Mission Viejo.
Andara at the Great Park will include 85 attached homes in the Luna Park neighborhood.
The three-story floorplans will range from 1,815 to 2,408 square feet, with three to four bedrooms, two to three-plus bathrooms and two-car garages, Trumark said. Certain floorplans will come with flex space, balconies or bonus rooms.
Located on the east side of the Great Park, the neighborhood also will feature a 13-acre park and two swimming pools, pickleball and basketball courts and “community gathering spaces.”
Model home construction is underway and should be ready for viewing by spring, the homebuilder said.
In Rancho Mission Viejo, Trumark will launch work later this year on model homes at Sunflower at Rienda.
The 90 single-family homes will come in five floorplans — ranging from 1,568 to 2,357 square feet — with two to four bedrooms, two to three-plus bathrooms, garages. Buyers can also opt for a floorplan with a loft or bonus room.
Sunflower residents will share amenities with other neighborhoods at Ranch Camp at Rienda. The community center features a 20,000-square-foot pool, open-air fitness center, four-lane lap pool and Rienda Plunge, a pool, spa, event room, BBQ, patio and tot lot for year-round use.
Trumark said construction on those model homes will begin in June and should open by fall.

San Juan Capistrano office complex sells for $9.8M
The two-building office campus Marbella Commerce Center in San Juan Capistrano sold Jan. 21 for $9.8 million, according to documents provided by PropertyShark.
The property at 30900-30950 Rancho Viejo Road sold to an unidentified local investor in a 1031 exchange, according to CBRE, which represented the unidentified seller.
“This sale underscores the enduring demand for quality office assets in supply‑constrained, affluent Southern California markets like San Juan Capistrano,” Anthony DeLorenzo, vice chairman at CBRE, said in a statement. “This property offers not only a stable, income-generating asset but also significant long-term potential, and even future redevelopment given its prime location and favorable market fundamentals.”
DeLorenzo said the listing generated 11 offers and a competitive bidding process.
Built in 2001 on a 2.42-acre lot, the two buildings span 50,813 square feet. The complex was nearly fully leased to 17 tenants at the time of the sale, the brokerage said.

Investor pays $12.4 million for La Palma offices
A 44,953-square-foot office portfolio at 24 and 26 Centerpointe Drive in La Palma sold Jan. 16 for a combined $12.38 million.
CBRE said a local 1031 investor bought the single-story office buildings in two transactions.
24 Centerpointe sold for $5,868,500, and 26 Centerpointe sold for $6,512,000.
CBRE said the property also recently had “multi‑million‑dollar common‑area upgrades.”

La Habra apartments fetch $6.4 million
The 18‑unit apartment complex The Bungalows on Monte Vista sold in late 2025 for $6.4 million or $355,556 per unit.
A Pasadena-based investor sold the 62-year-old property at 141–247 South Monte Vista St. to an Orange County buyer, according to CBRE.
Built in 1964, the complex includes single‑story, detached, two‑bedroom cottages in a combined 13,500 square feet on 1.33 acres on two lots. Thirteen of the 18 units also feature fenced yards, CBRE said.
Each unit is metered for gas and electricity and has its own hot water heater. Other amenities include two on‑site laundry facilities, 18 single‑car garages and 28 open parking spaces.
“This asset’s single‑story cottage design and large lot size made it a rare offering in the market,” said Dan Blackwell, executive vice president at CBRE.

Another La Habra complex sells for $5.8 million
Another multifamily property in La Habra traded hands Jan. 14 for $5.8 million or $292,000 per unit, according to records provided by PropertyShark.
Villa Monaco and its 20 units at 950 North Walnut St. were built in 1968, and had been owned by the same San Diego family since then. The buyer was from Orange County, according to CBRE.
The three-building, two-story complex sits on less than an acre with 21,776 rentable square feet in a mix of two‑ and three‑bedroom units, each with a fireplace.
Renters also get carports and open parking, on‑site laundry, wall air conditioners and heat with individually metered electricity. Gas is on a master meter.
Recent improvements include an upgrade to a communal deck, partial sewer line replacement and a full remodel of the manager’s unit.
