Northeast Fresno could soon have a new commercial retail center.

Commercial Retail Associates, Inc. announced on Feb. 23 that over 130,000 square feet of land at Maple and Behymer avenues have been sold from Sethi Holdings, LP to Jay Virk Holdings, LLC.

Virk said Wednesday that a commercial development was in the works at the site.

The center is expected to have around six tenants, four of which will occupy a 7,000-square-foot multi-tenant retail space. An additional 2,400-3,300-square-foot drive-through quick-service restaurant and a 4,700-square-foot marketplace including fuel, diesel and EV charging ports.

“We’re just going for a local neighborhood commercial center with some multi-tenant use with another QSR with drive-through and an urban market with fuel, diesel and EV charging,” Virk said.

Virk said that many of the tenants were in the process of being secured, adding that only about 3,000-square-feet of space remains available.

“We love to develop projects that are pre-leased,” Virk said. “This project will be pre-leased probably before the time we break ground.”

The project is expected to break ground late in the second quarter, with an expected completion date in fall 2027.

The property is across the street from Dutch Bros and Me-n-Ed’s Pizzeria.

In addition to the commercial center, Virk is also involved with bringing a five story Hyatt Place to Clovis, which is slated to be next to Highway 168. The Hyatt Place is also expected to have a rooftop bar. Originally planned to open in 2024, The Fresno Bee reported in July 2025 that the hotel is scheduled for completion by April 2027.

Sethi Holdings has also been involved in the hotel sector. In 2019 they opened a Hyatt Place in north Fresno.
