A parking lot occupying nearly an entire city block in South Pasadena will be replaced by a 287-unit luxury senior living development that resurrects the name of a historic hotel.

The Raymond, designed by architecture firm KTGY for developer Greenbridge Investment Partners, will include 156 independent living units, 50 affordable units, and 82 assisted living and memory care units. Construction is expected to begin in early 2026.

The development takes its name from the historic Raymond Hotel and is planned to create a village-like atmosphere. Outdoor terraces will feature citrus trees in homage to the orange groves that once occupied the site.

“In partnership with KTGY, we’re reimagining a historic icon and bringing it back 150 years later with deliberate details designed to benefit both residents and the greater neighborhood,” said Fareed Kanani, principal at Greenbridge Investment Partners. “Our team has a long history of living and working in South Pasadena and the surrounding areas, so this project is incredibly important and personal for many of us.”

The project addresses demand from older South Pasadena residents who want to remain in the community as they age. Planned amenities include a wellness center, fine dining facilities, a rooftop terrace, resort-style pool deck, and electric car service to nearby museums, gardens, shopping, and golf courses. One gathering space is designed as a speakeasy with a concealed entrance.

KTGY’s architectural design draws from Mediterranean Spanish Revival style and local landmarks including The Langham Huntington and Castle Green hotels. Features include corner towers, archways, intricate rafters, smooth stucco exteriors, custom windows, clay barrel tile roofing, and Portuguese Azulejo tiles.

“We are excited to partner with Greenbridge to design a community that brings elevated living to South Pasadena’s older adults,” said Ben Seager, principal at KTGY. “Each building features an individual yet harmonious design, and the amenity package connects residents to wellness and the surrounding area.”

Odom Stamps, a former South Pasadena mayor now serving as project manager, called the development “a beautiful and much-needed addition to our community to house our seniors once they are ready to sell their homes.”

Greenbridge was advised by Stamps & Stamps, attorney Doug Yokomozio of Nida & Romyn, P.C., Looney & Associates for interior design, and LandStudio 360 for landscape design.
